If you can afford it, go for it.

have been buying surronding lots for 10 years. I ended up with was suppose to be a street with 6 1.5 acres lot except 2 of them. One belong to my brother and the other one to a local who finally bought a house elsewhere. And with what I have bought with my brother and my wife plus what was already in the familly, I have approx 80 to 100 acres ( guessing) aroud the house.

So about 3 months ago that last 1.5 acre lot came up for sale, being a good guy I got it offer to me fisrt before he put it up on the market. But it is way to expensive, land price , specially residential lot are sky rocking since 5 years. I was to buy it but my wife reminded me that we still need to put a LOT of money in our never ending building a house project. And dad reminded me that I could probablly get a nice 50 acres wood lot within 10 miles from home where I could build a nice retreat cabin in a mature forest with no neigbor at all for the price of this 1.5 acres lot.

So I decide to let it go. The guys was great, he resigned the right of way he had on the street portion pass his property, so basically, 200 feet from the pave road, The street is mine.

Maybe one day I will regret it ! But most of the people I know have neigbors and have no problem with them. And worst scenario the house would be approx 350 feet frim mine, andthis lot sits 30 feet lower than mine, so ecen a 2 story house would most likely no affect my view of the river

But it haven't been sold yet, so maybe in a year or two I will make him a low ball offer and end up with it !

or do what a lot of developers do ...

offer to buy her place at an agreed upon price .... she gets half now and keeps possession of the property and maintains it till she's ready to move ( or passes away )... at that time she (or her estate) gets the other half of the agreed price.

this locks the property from being sold to someone else , she stays and it's still hers till she "relocates" either way.

penalty clauses are included to make it almost impossible to break the deal by any heirs or people contesting the her will.
( very similar to reverse mortgages ) it gets extremely expensive to get out of the deal for her ( usually 3x the original agreed price in penalties )
just in case she decides to leave it to that "long lost niece" that stayed with her in her last few months ....

if she agrees, have a lawyer draw up the papers and have independent witnesses....

this way , you have legal claim ( lien ) to the property , but are not the owner and don't have to worry about being a landlord ...
if anyone tries to take it , they have to pay a lot more than what it is worth ...
you also only have to come up with 1/2 the asking price ( or once again , make monthly payments to her bank account till 1/2 is reached )

Before you figure in a clean swipe with the Fire Department you might want to check with them first. There are a few EPA and maybe ever State burn regulation involved. You do not want to be liable if anything unexpected happens and neither do they. Our VFD does not do burns on private property, we have Texas A&M fire school to practice at.

Ya, I wouldn't take that as a given. It depends on the structure and location. We do use old structures for training here. Nearby VFD's may share a training burn too. The last one we did was a small camp. Before burning it they trained locating an 'unconcious victim' in the dark and removing them while wearing all the gear. Cutting an entrance in an exterior wall, etc.

You only have this one life and it's a lot easier to make more money then to find land for sale right next to you that you really want. There is nothing worse then knowing that you will regret not taking advantage of this opportunity. If you don't buy it, and it becomes available again in the future, odds are very good that it's going to be a lot more money then it is today!!!!

the Ottawa PD, FD and EMS teamed up to practice the same things ( and hostage rescue ) ... on an building that was to be torn down .... the "experts" managed to blow them selves up and sent 3 people to hospital with major burns ... gotta love our highly trained professionals ... ( BTW , it was the EMS people that got the worst of it :()

We bought the vacant 1.1 acre developer owned building site next to our 3.3 acre home place, even though it had sat unsold for 20 years before we moved in. If it had been sold & significantly clear cut for building, our wooded buffer on that side would have become pretty much see-through... The price paid was worth it for the peace of mind that the purchase provided.
