A friend of mine put on the Certainteed Carriage House about 20 years ago on a new construction. They still look very good. I remember him having to pay extra to have more framing added to hold the weighty shingles though. Seems they were almost twice the weight of a typical architectural shingle. Pricing around here still runs around material cost 2x for an install unless it is a difficult job or more than one layer to take off. I paid basically that amount 10 years ago and I have much 12/12 area. Another friend had his done about 2 years ago at a similar price. Another important factor - we've got plenty of competition around here. Hope you get a good job at a decent price - at least it should 30 years before needing another.

Eddie, what kind of labor rates are typical for the Tyler area... you have me curious.

I've never used pick up labor at the Hayward Home Depot... people I know that do expect to pay minimum of $100 for an 8 hour day plus transportation.

Hoping for a quality job at a fair price and not having to revisit the roof in my lifetime...

Having done all my own roofing for the last 30 years makes it hard to grasp today's prices... guess I really am getting old... not quite like the great aunt that what put a $5 in a birthday card with note saying to have some fun.

It's pretty easy to find guys for $10 an hour, tougher to find them that will spend the entire day working. Most of the regular crews are in the $15 to $20 an hour range that work regularly for the same contractor. Once you find some good workers, you keep them. I've never paid anybody more then $20 an hour that have worked for me, but in my case, the good ones tend to move on regardless of what you pay them, and the duds disappear real quickly.

The way medical is advancing - using polio to cure cancer! I hope I can still get up and clamber around on the roof to inspect it in 50 years :)

I as working on one of my shed roofs a few weeks ago and found my self remembering as a "youngster" telling my Grandfather who was about 60 back then to be careful on the roof. And here I'm turning 65 and nobody is telling me to be careful.

$15 and hour is about the going rate for anyone that can show up on their own, on time and follow direction.

It will soon be the minimum when the $12.55 current minimum goes up.

I remember my first job paid $1.65 which was minimum.

Several of my senior friends had bad falls from ladders/roofs that were touch and go... they were mid 60 or older.

Update... the roof started on Monday with a 5 man tear off crew... couldn't get it all in the large dump truck the first day.

Day 2 the OSB went down as well as the dry rot repair... home had almost none... the detached two story garage needed 26 rafters replaced... there were some tall Monterey Pines right on my neighbor's lot that were always dropping needles and something I had to stay on top of... when I bought the place 12 years ago I knew the garage would need attention.

Yesterday the project was going well... the rooftop delivery of the Presidential Shingles was delayed and I was called into work for about an hour...

When I go back the 10 wheel shingle truck with boom conveyor and 3 men was sending bundles to the roof...

The truck was angled with 3 of the 4 right rear tires on the lawn and sure enough... my 6 year old crack free driveway concrete slab was cracked, broken and separated... called to everyone's attention and let the shingle company know...

Was told they will take care of it...

My question is how will they take care of it... I don't think they are going to pour me a new 18 x 30 concrete pad???

There was no reason to drive off the pad... plenty of room on the pad and all was clear.

Had I been there I would have stopped it.

Any ideas how this can be "Fixed"

Job is coming in just under 24k for the roof, repairs and permit... all new OSB, double coverage 30# felt, flashing, eve vents, etc...

Sorry to hear you've now got concrete repair/replacement to deal with. If the broken portion of the slab isn't too large - can it be broken up and removed, then a repour to join it? I know some around here have done that - not so sure how well it looks or holds up.
