Two Homes Off of One Well Pump

is the second home going to be a vacation home, or are you going to rent it out? because you need to make sure your well can supply 2 houses without drying up!. also, how can 2 houses on 1 well be legal?. because if the house with the well equipment is sold, the second house may be cut off from the water supply!. so you need to check the legality and practicality of this!..

Both homes are on the same lot and they will NOT be split up. One will be a guest house and the other the main house. The well can supply the water for 2 homes. Static water is 200 feet and depth is 500 and the well puts out over 20gpm at 300 feet.

Goulds 3HP VFD with pressure transducer
13-22 GPM Pump Output
The controller and setup are currently in the garage of the current home.

There are NO check-valves in the line AFTER the pitless adapter. There are 3 check-valves in the 1.25" drop pipe in the well.
See sketch I made.

The Goulds Aquavar should have a pressure transducer, not the switch. So it might work. However, like I said, when that unit is in sleep mode the water will be coming from the pressure tank, and when the pump is on it will be coming from the pump. That will probably cause the pressure to pulse, which wouldn't happen if you tee the second house after the pressure tank and transducer.

A 22 GPM, 3HP should be enough to run 4-5 houses. When you get tired of the expense and problems associated with that VFD type system it can be replaced with a $190 CSV1A that will do a better job and make the pump last several times longer.

As long as the check valve is before the second house junction it will work. The pressure tank & switch installation location will see it as one system which it is.

A larger bladder tank would help on cycling.

According to your diagram you already have a tee at the well and are doing exactly what you are asking. But, now you want to add a third. So if you have no issues now, then it should work fine. The benefit to tapping into the current house is that it looks like in your drawing the new house is past the old house so no point in running all that extra pipe if you can go right to the existing house. Also, if it is an occasional use guest house, you might want to tap into the softened water so you don't need 2 sofeners. That is where you will save the money. But, you need to look at your softener throughput.

When I did my barn, I ran a dirty well water line and a clean softened line. I would suggest you do the same so you can run the hose out there if ever needed.

Actually having three check valves down the well is a problem. Each check will isolate a part of the line that will crash into another check valve isolated part of the line anytime the pump starts or stops. Most people think if one check valve is good, two or more would be better. That is not the case. Low flow from VFD's cause problems with check valves already. But the soft start feature may keep you from seeing the water hammer that happens with too many check valves. Having only one check valve at the bottom of the drop pipe is best.

You shouldn't need a larger tank if the VFD is doing its job. And it is not like a regular pressure tank/pressure switch system, so pulsing can be an issue, especially when teeing off prior to the pressure transducer.

I once set up a system to supply 5 houses using spring fed lake water.
Made a manifold system, all brass, valves to each feed line and large bladder tank.
1 1/4" main from submerged pump as well as 1 1/4" feeds to all houses. I used poly B for all lines.
In my favor pump was close to distribution point and relatively at same level so friction and lift were not factors however some dwellings were 50-75 ft higher but pressure took care of that.
Never heard of any complaints as to pressure or flow.

Ironically most houses were since demolished and replaced with city mandating individual wells (@ $20k per) but the owners retained the lake fed system as the water was cleaner and purer. Like each house has a dual water supply.
The costly well water is so vile tasting that they to this day prefer the spring fed lake water.

The wells are average 400 ft deep.
The lake in question is totally spring fed and at the top of the watershed with only an outlet and no inlet other than surface (rain and snow melt).

All to say, more than one can be supplied on a practical basis but probably not acceptable in most jurisdictions.

Appreciate the info but I don't appreciate using my thread as an advertisement for the product you sell and profit off of. Quite apparent you have a dog in this fight as the product you sell and make money on is what you would recommend. Just please don't use my thread as "free advertising" for your product.

Sorry, I won't help you anymore then. Just fixed a few hundred thousand problems like this in the last fifty years as a well driller/pump guy, and now I sell a valve that solves most problems. I thought you were asking questions because you wanted advice from someone with experience. My bad!

as long as it's legal where you are.. the local jurisdiction might think ahead, no one lives forever, and they might consider the eventual new owners problem with getting water..
