Just a comment about the tires and Armor All... There's a lot written on the web about the petroleum based tire treatments. Basically, they interfere with the additive put into the rubber to resist UV damage from sunlight. I recently looked at a 2-year old trailer that's been sitting idle mostly. The four tires on the axles had tire dressing applied often while the spare did not. The spare was in fine shape. The other four had checks and crack all through the sidewalls. Water based tired dressings do not create this problem. YMMV.
