I have been a builder for 30 years. Two story homes cost less to build per square foot than single story because a lot of the major costs are spread out more because of less quantities (foundation/basement,roof,perimeter walls) EXCEPT sometimes split levels can be the most cost because of high ceilings and structural items, and staircases. Just my .02.
What costs more? 1-story w/ double the concrete & roof, or 2-story w/ joists?
