I just bought in East Texas close to Tyler.

Tyler is about 85,000 people, two universities, three walmarts, an airport and three major hospitals plus at least a dozen golf courses and two huge lakes.

We have the second best economy in the nation for under 100 thousand people and everything is booming.

I did a quick look on www.homeslocal.com in the east TX section and saw a 1,754 sq ft house built in 1985 with bed and bath on 24 acres for $123,900.

The pictures on the website look like a nice house. The land is probably heavily wooded and unimproved for that price.

There are lots of deals like that in this area. We have seasons, it gets hot in July, August and Sep, but in the two years I've lived here, it's only broke degrees a dozen times. Mostly summer is in the mid 90's with quite a bit of humidity. Winter is two months, with an occasional snow and freeze. The rest of the year it's paradise.

We get around 50 inches of rain a year, the trees are thick and huge, and it's very green. Imagie Lousiana when picturing East Texas. We are also part of the Piney Woods.

A good source for checking prices around the country is www.unitedcountry.com I wouldn't recomend them for buying, but that could just be a local issue.

Bob, Same here. In four years when my son is done with high school, my wife and I will sell everything and "get out of dodge" I just can't afford to pay these high taxes anymore! Right now I pay over $17k in property taxes alone /forums/images/graemlins/shocked.gif for my two properties. New York just is not worth living in anymore! /forums/images/graemlins/mad.gif Will be moving out west to the rocky mountains when we move! You don't want to live in Sunny Ithaca again? (Cornell class of '97 here).

Playing devil's advocate here - why set a "minimum size" on the city? I'd be looking at other factors - industry you want to work in, recreational activities you enjoy, proximity to family etc. etc.

Small - medium college towns offer tons of cultural & recreational activities that otherwise wouldn't be there. Cornell is the largest employer in Thomkins County.

For cheap land, don't come to eastern Mass. More than $300K for a 2 acre lot (no house) in my town. My town is probably middle of the road price wise for metro Boston.

Yes, Missouri is still somewhat affordable. However, it is going up very fast. I work with a couple of brokers in NW Missouri and have bought/sold a number of parcels in the last 3 years. Just today bought 110 acres with an older but nice 3/2 just 45 minutes from Kansas City. Cost was $241K. Farther north, say 90 minutes from KC, you can get average land for 1100-1500/acre. Five years ago it was 400-600/acre. Just last year it was available for 800/acre.

Lots of people moving here from out west. When they get here they can't believe how "cheap" land is here. This is the primary reason it's going up so fast. Why not sell your 40 acres in CO for $500K and buy 500 acres for the same price in MO.

Individuals also coming in from the east and doing 1031 exchanges from selling their farm land to developers, etc.

Oh, the other thing, is that there aren't any restrictions. No permits required for anything, except (maybe) the septic. Depends on the county. Closer you get to KC the more you need to do. Also, closing costs on these transactions is $300 tops. No lawyers, surveys, etc. required.

Yeah real cheap in Alaska! 15 yrs ago, I had pleasure to spend a summer on expense account up there! Real cheap, $7 hambugers, if U didn't want fries & $40 steaks, BUT GOOSH it was BEAUTIFUL!!!!!! Would love to be snowBIRD & stay from April 15 till OCT 15 then head south!!!! On buying land thou, "Nobody buys it, they just rent it, then leaves it!" Boy that ought to stir up somethings!!!

NE AR is much the same... Lowish prices but growing like crazy... I'm 30minutes to a city of 50,000 and 1.5 hours to Memphis/ 2.5hrs to Little Rock/ 2ish hours to Cape Geardeau (sp??) MO.

I think lots in California City are about 2 1/2 acres each, and I'm certain you'd be able to find 4 or 6 contiguous empty ones. You'd be about 25 miles from the Metropolis of Mojave, which once was a division point for the SP railroad. Last time I was through there, about 10 years ago, there was still a KMart in Mojave. I know most of the lots were abandonded by those who bought them so you'd want to see the Kern County Tax office for purchase. The largest employer in the area is probably Scaled Composites, builders of the SpaceShipOne.

Texas Veterans Land Board

Here's a link to the TX Vets Land Board. It's for TX residents who want to buy land and/or build a house. It's not to be confused with the Veterans Administration because it's a state office. Anyway, every six months or so, they sell forfeited land tracts all over the state. Last month in my county, a 10-acre tract about 4 miles from me went for $55,000. It didn't have a house, but you could get a decent little house (1,500 - 1,700 sq ft) built around here for $100,000.

When you go to the TXVets site, look for the October land sale link or scroll down a little further and look at the results of the sale from last April for actual winning bid prices. It used to be that land sold for around $20k for 10 acres, but in the last 6 years, the price has almost trippled. I actually have an 11 acre tract I'd sell for $60k. It's 2/3 oak timber and covered in bluebonnets in the spring. The view of a valley between two hills is very rare in this area. Hey....there is one very good thing about the high taxes in New York, it's just like banging your head against the wall.

It feels REALLY GOOD when you stop.

My youngest has seven more years until he starts college and I definitely don't want to encourage either of my kids to move back here when they are done with school. The weather is lousy and the taxes are ridiculous.

I don't know how long we'll stay here, it is 14 years so far but I definitely consider it just temporary. It's a good stable environment for the kids growing up but after that who knows....maybe a Caribbean island or better yet the South Pacific /forums/images/graemlins/smile.gif /forums/images/graemlins/smile.gif /forums/images/graemlins/smile.gif
