The dairy farm across the street is for sale.. 265 acres.. for only 2 million $.. nice views of the Catoctin Mountains.. plus big hunting creek runs along the property.

That's possible in WNY. I built a new house on 7.5 acres for 130k in February. You could find 10 w/house for 150k with a little searching which is 30 mins from Rochester (1 million pop.)

Where I live you can usually find a 1,200 sq ft house with 5-10 acres for around than 150K. This would be about 30 miles east of Lexington KY. The other 3 directions from lexington are higher because of the Toyota factory, horse farms, etc.... Prices are going up pretty fast here though. I used to live in NC and think you can still find some places in the price range you are looking for up along the VA state line. Would be about 30 miles or so north of Durham.

Here in Lincoln County TN there are several properties in the 30-40 Acre range for under $100,000.

Realtracs is the Middle TN search engine and most of Lincoln County is within 1 hr. of Huntsville, Al.

Don't know if Huntsville is the size you are looking for but it has everything I need.

It depends on the part of a city. I live in memphis. My land is going for about 32k an acre on the east side of the town.

If you were to go south of memphis about an equal distance (about 40 minutes from downtown) you could probably get something similar to what you want. Of course depends on what you expect out of a house.

And what part of Atlanta do you live in that has been stagnant ? Just curious, lived there for six years, and still work there.

To follow up on the posts by Rogue, Timb and ByronBob (I live in W. PA and have lived in W. NY).

I concur with all their statements/estimates. Taxes and regulations are things you may to take into account as well. I moved out of NY due to taxes and regulations. Living in PA now, but taxes and regulations are getting more stifling here as well. If I moved another 10 miles west, into Ohio, I've heard both issues diminish. The western parts of NY and PA have a lot of money going to the east coast cities.

Yes regulations are a big consideration for me as well. I mentioned lexington, KY. The county (Fayette) that it is in is very restrictive. You get a ticket for parking on your own grass.

I bought my place 6 years ago, 24 acres, 1100 sq ft house for $65,000. 50 miles from down town Memphis TN in NW Mississippi. Don't recommend the area (I'll love to move out west). Big building boom in NW Mississippi right now so prices are going up.
