Thanks Ray. I plan on giving it a try sometimes soon.

Will check in local hardware store for the product you suggested. I think I did see it there when looking for something else.

We got the Zinser product by ordering it from Sherwin Williams. However Home Depot and Lowes sell in stock products that will work, I just don't like the sandy texture most leave. All below grade products have a water retention psi rating. The higher the better.
Keep in mind that with the Zinser product, low odor does not mean No odor. if you apply it in a confined space or in a large amount you will need to have some
fresh air coming in, not a good cold weather project.
Read the directions carefully, If you want to skimp on material to save money, do not do it in the lower areas, (most likely to have moisture).

Yeah that is due to ground water /dampness coming in from outside. Does it look like what is on the pictures.At the top of the stain there is a tie rod from when the house was built and the water/dampness is seeping in there. on the other side of the wall is a small vegetable garden I have so I will have to dig up there and seal the wall from the out side I shouldn't have a problem after that.
