In my area, this has been happening for a few years now. Lots of micro-breweries, vineyards and "organic" farms. Lots of people sitting in front of local government asking for zoning and ordnance changes.

And on the real estate side, the prices are un-obtainable for those without serious $$$.

Yes...Like I said...for the most part those (older generations) made up their minds to get away from the urban areas long before the virus issue...some have just been waiting on retirement and purchased properties while waiting...
...The pandemic may cause a slight surge but nothing like the last 10-15 years of "boomers" planning and executing their plans for the so called "golden years"...

The scare of the pandemic will create more "burbs" and rural gated communities than it will hobby goat farmers and wannabe vineyard operators...

My wife and I wanted to buy a more substantial farm and all the city riff raff have moved in and drove up the prices beyond what we or any locals can afford.
With it, they bring their ways of life, namely high taxes, public pools, libraries, parks bike trails, etc. Then we all pay the 1% local tax and higher property taxes to pay for the new high school swimming pool.
My kids were excellent competitive swimmers. We didn稚 need a high school pool. They swam their meets at local colleges and swim clubs just fine.

We had a smarter-than-the-room lady move into our area from Chicago and bought a hobby farm.
She went to all the school board meetings to let us know what a bunch of uneducated, overweight slobs we were. She got some new programs passed, one of which was a $65,000 paved walking trail (we already have 5 walking trails with lots of deferred maintenance, trash, soiled diapers, etc).
2 years later she moved away and left us with the bill.

I know of what you speak!
The latest thing for me has been a $200+ million town water project.
Ugh! $200+ million to be paid with increased Taxes!
They move to the country, because it IS country, and then....
They need to turn the country into the city that they came from!

Sadly too true. Move to the country, then “demand” rezoning so those awful smells from the neighbors cattle won’t bother ‘em (or the noise from the shooting range, or ???). Got to get city water and sewer put in and get the internet speed up. Sheesh, I hate it when folks leave an area they don’t like and then try to remake the area they move to into the one they just left!

Keep an eye on local township, borough elections. New arrivals to towns run for office, too. Call the candidates and ask them questions. How would you vote on tax increases, zoning changes, etc.
People have to understand elections TRULY have consequences

And with this virus, look for a lot of the big city people moving out. I have 200 acres and everything around me is being cut up and sold in 1 to 5 acre lots. We are now in the police jurisdiction and we must follow city regs, pay for city permits, pay city sales tax, property tax, city zoning(I can't water my horses from the local lake, they might pollute it). But not being in the city, we do not get to vote, no fire or police protection.

I know this ^^ is an old post but that is taxation without representation. One thing that could happen is that they slap agricultural retention zoning on you so you cannot even sell it in 1 acre lots. That could help your taxes but not your heirs.

They are pushing for us to split it up and sell, as it would give them more property tax. Everything around is building houses. They have to have at least 1 acre due to the lake and if not in a subdivision, it must now be sold in at least 10 acres. So most of the area is being subdivided. Once you get more than a mile from the lake, the lots in the subdivision can be as small as 1/4 acre. But most are at least 1/2. Land on the water is selling for over $150.000 an acre. But it has been in the family for a long time and we don't have to sell it, yet.
