At least you have that. Mine is “southerly by the land of Smith to a point, thence easterly by the land of Jones to the land of Alias thence northerly along the land of Alias to the town road; thence west along the town road to the point of beginning. Containing 21 acres more or less.” Alias, Smith and Jones have all been dead for 100 years or more.
A surveyor can do research at the county courthouse, and with some on the ground work as well, can figure it all out.
Might be expensive though!

I live on the northern edge of an area called the Channeled Scablands. Basaltic lava outflows and numerous outflows from ancient Lake Missoula. Many, many of these basaltic lava outflows terminate in a columnar formation. "Lava posts" - six sided - 6" & larger across and up to 30 feet tall. There is a property south of me where these "columns" were used as posts along a barbed wire fence.

It's hard to figure how these "posts" were moved into position. A "post" eight feet tall would weigh hundreds of pounds.

How about property corners out here in earthquake country. The Landers earthquake had a surface rupture if 18 feet. Now where is my property corner. Is it here or is it 18 feet over there?

looks like the giants walkway in N Ireland. Story goes, the scottish giant built it to come over and kick azz but....a big irish guy got dressed as a baby ..... the scottish giant said, if this is the size of the babies i better get outta town

Actually, in Texas anyway, the boundary marker takes precedence over the meets & bounds on a survey. I figured it would be the other way, but a lawsuit I was involved in proved otherwise. Cost the company about $100k.

A tower anchor was placed 5' inside the line per the meets & bounds, but 12' over the line per the boundary markers. Markers ruled.
