I own my tide flats out to extreme low tide. So call it -3.2 ft or so on the bottom side. The top of the parcel is probably 40 or so. Lots of oxygen at this elevation.

Ahhh, the 1938 hurricane! I lived in Bristol back in the 70's for awhile and it was interesting to listen to the tales about the 1938 hurricane (which was before anyone telling the story was born), the old stone bridge, and the directions that started from "where the old church used to be" (it burned down 20 years earlier, but those who grew up in the area knew where that was). It was interesting for those of us that didn't grow up there. My family moved frequently when I was a kid so I missed out on a lot compared with those who stayed in one place.
