I would still try to get the LOMA submitted. No cost, and if it is approved it will give you a permanent letter of ammendment for future use. Good luck.

Well I got my approval to build in the flood plain today...even though the building is already done. I also got my electic permit!!!! Of course I work the next 7 days straight so I doubt I will be doing any work on the barn. They say they can usually inspect the electric about one day after I am done with the work and call them.

Ford850: I don't think I need a LOMA for this one...but not sure. I AM in a zone A flood plain. All I did was verify that my finished floor is at least 2 feet above the 100 year base flood elevation. But my building is in the flood plain. I was not trying to change where the flood plain line is drawn just trying to say my structure in in the flood plain but sits on a higher area (i.e a small "island" within the flood plain which completely surrounds my "island") so it would not be flooded even if the waters rose to the 100 year flood level. Does that make sense? I am new to all this so may be missing what other options I have. Should I have a LOMA with my little barn and "island" excluded form the flood area?

Your little island raising above the 100 yr flood level means your building is NOT in the flood plain. Flood zone A = 100 yr flood plain. Your building is above that, but older flood maps cannot show that detail due to their scale. That's the purpose of a LOMA, to ammend the map with a letter stating your building's elevation removes it from the special flood hazard area. While you might not need to worry about flood insurance on a barn according to todays laws, some day you might. And if you store things in the barn or use as a business, then a future loan with that as collateral would force flood insurance on it unless you have a LOMA. Now go online to FEMA.gov and apply for that LOMA while the elevation certificate is still handy. Good luck, and it's good to hear you got the permit!

Electric is hooked up! They did not have a meter for a few days, but bypassed for me. Darn...I wished I could have done a bunch of welding before the meter went on.

Funny, when I finally got my flood approval I called back to schedule the electric inspection. The guys on the phone says "we don't need to inspect an AG building." Can you believe it! Well they did come out and the only thing that did not get approved first visit was the color of the caution tape in the ditch over the underground feed. On the phone they said any color (usually red or yellow).

When they came out to inspect (an AG building that they don't need to inspect), they wanted red only. SO I went up the street and bought that. Anyway...I am now legal, official, and have power....finally! Thanks again for the help.

Hey that is great Peter. I sure am glad I am not a builder in your area. They just can't seem to figure out what rules they are going to follow from day to day.
