When I lived in MO we use to go to the neighbors and cut the Zoysia that was overgrowing the curb and sidewalk. We then laid the strips in prepared soil and watered well. The more we watered, the more it spread. It took a few years but it covered a majority of our yard in about 4 years. It was free for the work and the neighbor liked it because he didnt have to trim his sidewalks.
The brown is not great to look at in the winter but oh so lush in the summer. We use to burn it off every year or two, but I cant remember if it was spring or fall.
