Saw this recently, thought it would be an interesting discussion point for the group--I'm squarely in the middle of one! Sad to see all the fields getting turned into housing tracts while the cities crumble.

ETYMOLOGY:

A blend of ex- + suburb.

USAGE:

The rage where I just sold is to build large houses around flooded gravel pits and call it waterfront property.

New developments here require rainwater detention or retention ponds. The houses built around them go for a premium, as "waterfront". Puh-leez!

Dairy farm accross the road from me has two large manure ponds... I guess I have crappy waterfront!

No, but I'm sure the plan is similar. These are million dollar homes on half acre lots. Lakeland Estates, South Beach, Sunset Cove, some great names.

The highest point in South FLA when I lived there was the dump at the Turnpike and Sample Road. Lots of "lakes" from where the shell rock was mined to cover the dump. The lakes were large but they were still near the dump. Not a lot of land down there to develop ,so expensive homes were built near the dump, some "waterfront."

The dump was about filled to capacity when I moved away so buying one of the homes may have made some sense. The look of the dump was not bad but the smell sure was. Curious to know if the dump still smells.

They got that going on around here. They buy pasture land and put $500,000 homes about two riding lawnmower widths apart from each other. If there is a cowpond there then its waterfront. Not a tree in sight! When the fill all the houses up the residents start to complain about the noise of roosters and the smell of cow manure on the neighboring farms that haven't sold out yet. I think its nuts.

Of course, it has all come to a screeching halt now. In fact, there is a tract right near a friend of mine who boards horses that they came in and paved streets, put in sidewalks, sewer and water, street lamps and an entrance with stone wall that must have cost a million bucks. I mean this looks like an entrance to Versailles. But the housing market took a nose dive and there isn't a single house on the place and its been that way for over a year now. And I know how much they paid for that cow pasture and it was obscene.

My friend is holding out. Does not want to sell. Does not want to move and she doesn't want 6-8 $750,000 home on per acre next door either...so she's just loving this.
