I would seperate the important apartment heat from the rest of the building. and the apt would be double insulated. Spray on building walls, traditional batten in all 4 apt walls.

I would also love geothermal but $ again would mean I might not get a good quality unit. I could do the outdoor install tho.:D

I think its standard to rate septic cap. based on # of bedrooms. But it doesnt make total sense when visitors or spring cleaning are considered.

WW, the spray on foam has impressed me as we heat with a 1500 watt elec heater and cool with a 9K window unit. Ours is <2" thick, so for MB I would double that and the R value would be up in the 30's.

If you are serious go bigger than you think you will need. Our 30x50 should have been a 50x100, & half of that the living quarters with a loft bedroom at each end connected by a cat walk. If we had done that, I would not be sawing lumber for the log house right now:rolleyes:. Anyway, the 30x50 with apt, soup to nuts was about $25K, keep in mind I did everything except the excavation(footers) slab, and I retired to a place that has a very low cost of living.

On the modular thing, if you request 2x6 framing, they will build one to your specs. So look around at some different companies, you may find one that will build what you require.

What part of MB?... the wife is from Minnedosa, just north of Brandon. We drive uo 2-3 times a year to visit folks & family. I usually manage to do some duck/goose hunting, ice fishing or make Rock Fest(Chilliwack is our favorite band). Love it there...........

The way the quonset is done is pretty neat. Around here is it getting pretty popular to build a post frame building and do all or part of it into a living quarters. The cost per square foot can come out pretty resonable if you are very "handy" at all. If you spec it to the "barn" builder with the windows and exterior doors in, you can be inside of it quickly to work.
I am not a carpentor at all, but we self contracted our house and did quite a bit of the labor ourselves. Self contracting is not for everybody, but it worked pretty well for us.
Be ready for some sticker shock when you start pricing to power lines. We only got 1 pole free and it is several thousand dollars per mile for construction. We spent just over $6000 for a quarter mile electric line if I remember correctly.

If you went with the quonset design, I would get a permit only for the quonset and a bathroom in it. It should be treated as an outbuilding, and your current septic would be OK.

In the US, I would just bootleg the interior partitions. No permit and no septic issues. Then you build your new house and new septic and move in to that. If you wish, you can now legitimize the "apartment" in the quonset. And if you knock the old house down the septic is no OK for the apartment.

At no time have you ever had more than the correct number of people using the septic, and there is no real harm to anyone except possibly the permit fee collector.

If I were dead set on a quonset-type building, I would strongly consider getting one of those nice big doors, and just pulling a trailer into it for the first fall and winter. Then build the interior partitions while you have more time and can work on a budget.

I lived in our Motorhome for 8 or 9 months while our retirement home was being built, and the real issues were storage space and kitchen space. If it had been inside another building, the storage space would not be a big problem, and a cheap, not weather tight, trailer would work just fine until spring.

The thing I see a quonset building as lacking is windows. The in-laws might not like that at all. I know I wouldn't.

Good thoughts CurlyDave, in this rural area it wouldnt be hard to pass of the rough apartment as farm storage until the 'heat dies down;)'

Planning may make all the difference regarding the windows. I suppose with some creative tin work and silicone a window could be put anywhere but basicly two 'ends' available for windows. One end would be dedicated to a garage entrance. And supposing this was a min. 30' wide, 2 rooms could potentialy share that wall with just enough room for a man door on each end.

I dont want a large difficult to maintain home as they are mid 60's and its hard to get my MIL to relax. If storage was not a concern a single larger bedroom, full bathroom, comfortable kitchen and small sitting room would be ideal. They like the outdoors and are going to be really happy to be around sheep again. And they have alot of the knowlege I need to have sheep at all;)

I am novice at cement so I would leave that to the pros this go round. It ocuured to me that with a raised floor apartment, infloor heating just that area could be very efficent.

The farm is in Manitoba and MB hydro is one of the cheapest around.

The reason I ask about off peak rates is that if you have this option the electric heated slab floors may be one of the better heating options on a cost basis. The thermal mass of the slab allows major heating in lower cost off peak times .:D

:D IVe thought of it, and you always think of the good in things. I will have a tractor and My wife will be kept busy with her mom. So instead of carting around 'Antique:rolleyes:' wagon wheels and stones, I can focus on a dirtbike track and rifle range :cool:

Ha like there will ever be time.
