Residential Code Question ???

   / Residential Code Question ??? #12
Not sure about the codes since even though I've been a contractor for 27 years I do all Maintenance/restoration work so I deal very little with building inspectors.

But that sounds like a poorly built house, especially the screws holding the house down, must not be in a hurricane potential zone?

How much cheaper can these builders get trying to keep cost down?

More likely it was a rookie mistake. Forgot the bolts/straps and this was a "quick fix".

Yeah, I don't think tapcons would pass muster. But ramsets are cheaper :D

I spoke to the father of the person having the house built this morning, and told him that I was going to call the inspector to find out if those topcons are code or not. Plust ask about the other things that I'm not sure about, but might just be my persnonal issues. He suprised me be asking me not to. He said that he appreciated me taking the time to take a look at the building, but would prefer to let the inspector find anything on their own. I'm not sure what happened, but I got the impression that he wasn't happy with what I told him and that he didn't want to hear anything else. He then said that he didn't want to put me out to any more trouble or take up my time by going out there again. I guess I just got fired. LOL

I don't find that strange. If outsiders start pointing out builder mistakes, the builder can get Pxxx'd off and that is not good. Also, the inspector could get Pxxx'd off, and that is even worse. I think I would just let the inspector take care of finding the problems.

I caused some similar problems when my son was building, and I pointed out some things that I didn't think were the best practice. And I learned that I should have stayed out of it, and practice MYOB. All was fine in the end. I thought I was helping. :)

How could you forget the sill plate bolts? I don't build but isn't that Home construction 101 class? :)

I think you are better off being 'fired' from that responsibility. :D That would just become messy and you would be the man in the middle.

Eddie, I think they are idiots if they don't pay you to sit there and make sure everything is done in a workmanlike manner.

Or just fire the contractor, that'd be good too.

But I think the above are right and you are well out of it. Hurricane? At the rate they are going a good stiff breeze will blow that house over.

As an aside to above, I've never had a problem finding enough straight studs for a wall. Bowed is blocking, or back to the lumberyard. No way would I ever use a finger jointed stud. What does it save, 25 cents? Amazing to me the few pennies people try to save in materials when labor is the big expense.

Well at least they got the seal plate part right! that way they can identify top from bottom when they have to rebuild it!

Eddie, the guy probably did you a favor by letting you get on with your life and leaving the liabilities for some one else.. Possibly will be a good repair job in the future..
