I would want to mark the boundaries, but don't just go by your own description, use the neighbors as well to confirm the marks. if they all match it will be much easier to convince her. If they don't match then nothing you tell her is gonna make a difference, it would be like her telling you that she owns part of what you thought you owned. Then you've got a legitimate dispute.

If you can clearly show her her own described property line, especially the one between you in question, there would be nothing for her to dispute.

Good point. Ask her if she has an old survey, put both bside each other and go from there. Pick a warm day and do the "survey" with her. You might even make a good friend of it.

The first time I met my current neighbour I had one of those crappy old bx2200 orange junkie things:laughing: (just kidding) and I mowed all the way around "my" property. He wasn't to impressed I had mowed down his newly planted seedlings.:laughing::eek: They're over it now and were here last night playing cards while our kids were playing together.:drink:

The only thing that concerns me is that the stump she is referring to is about 100 yards off. I encouraged her to look at the county website so she can view the same info I am using.

I agree the stump could be just as correct as the county website.:D

It is all public record, the legal description is on every transaction deed, just have to know how to search those volumes and pages. An actual survey map is often found in the building dept in what's called around here the street file. there would be records of permits additions etc on the improvements on the property.

That's the best thing, when you can have a good relationship with your immediate neighbors. In the three different homes I've lived in, I've always gotten along with my neighbors, they have helped us when we needed it and we have helped them in return.

This is a real interesting read. When I bought my current property and had it surveyed, I had the surveyer put in steel posts above ground. Then I put a 4 foot PVC pipe over each post to mark the corners. Since there are farm fields bordering some of the ground, I assume the farmer finds it convenient to actually see the boundary.

Now I check the posts periodically to make sure no one is messing with the posts.

It seems that a few people on here continue to assume that I am guessing, or am not sure where the line is. I am going by the legal description as recorded at the courthouse, a survey map from 1997, surveyor's stakes that I have located and my dad's memory. All of this information puts the line in the same place. I realize that county tax maps aren't the best, but it also puts the line within about 25 feet of where it should be according to the other information. So, once and for all I AM SURE WHERE THE LINE IS!

Anyway, I just went out and marked it off. The boyfriend was in the yard when I was doing it and we said hello. It doesn't look like this is going to be an issue. I never asked them about blocking my trails and all of that. They did tell me that they didn't know I bought the property. They probably thought the quad paths were made by trespassers. Like someone else pointed out, I think she said the line was near the stump just to save face. The previous owners were old and NEVER went to this section of the property. I think they were just using it because they knew they could. So, thank you everyone for all the information. I have learned a lot through this whole process.

Not bad I suppose, but old enough to be my mother. As far as crossing the line, we haven't talked about that. I am hoping now that the line is marked, they will either move their stuff or contact me to see if it is okay where it is. Either way, I will be happy.

Now that this is settled, do yourself a favor and put up some kind of fence. Barb wire, electric, field fence........anything to delineate this boundary. Don't waste time and get that done before they have a chance to even think about it. Once your fence is up your position is solidified.:thumbsup:
