Hello all,

I'm looking to have a 30x40x10 pole barn built. I will be using it for a garage in central NY. I wanted to run a quote by all of you and see what you guys think. I called morton already and let's just say that's not going to happen so here is what i have so far in my estimate:

29 gauge metal roof and side walls
6X6 posts that will be 8ft on center and 42 inches in the ground
2 X4 purlins 2 ft on center for walls and roof
attic truss 2 ft on center with 3/4 inch subflooring for a loft that will be 6'4 in the middle, 14 ft wide and 40 ft long
7/12 pitch on the roof
4" inch concrete for pad
with 3" concrete apron in front of garage
1 normal size pass door on the side
full ridge vent
12" inch overhangs for eaves on all sides
2 3X3 sliders for windows in loft area (I believe i'm going to upgrade to 3X5's if i do this)
no other windows just those two on second floor
4 9X9 insulated overhead doors (3 on the 40 side facing the road and one on opposite side so i can drive my truck straight through with a trailer or what not)
Site work and prep work included in this estimate which will be two loads of crushed run stone
5" gutters with downspouts
rat guard on bottom
gable style roof

the price is $25,600 for everything that i have listed above
this also includes a small pad that the contractor is going to pour behind my walkout basement (approximately 10x8)

NO electric, plumbing or insulation beyond the doors being insulated. I will probably change the two overhead doors for my cars from 9X9's to 9X8's and the door for my truck to a 10X9 instead of 9X9 and the same on the opposite side so it's not a pain to pull it in. I have quoted others and they are higher especially morton which was at 22K for two doors, no loft, no concrete and no prep work. I realize some of the items they use may be better quality but i would have well over 30K by the time they would be done for the same thing. This is a local mennonite builder who has a good reputation. Do you guys see anything out of whack with this price or have any suggestions?

The building is many going to be for car/truck storage and additional storage in the loft with the possibility of down the road adding insulation and maybe a wood stove. Electric will be run by relatives of mine later in the year for much less than it would cost me now.

I do have to ask the contractor about soffits because i dnt want birds flying in it and i do not see that on the estimate.

I forgot to add this estimate also includes a flight of stairs built to the loft area


Also i know many people on this site advise to go 12 high but I do not have any heavy farm equipment or anything that will be really huge. Im sure i wil get a boat at some point but it probably only will be around a 14 footer.

While you may not have heavy equipment it may be worth going to 12 feet as it could help when you sell the place. May not be a consideration at this time but could make or break a sales deal in the future. :)

I agree with you on resale value. I personally do not need 12 but you are right on that point it would certainly help. Anybody with any insight on my quote? Good? Bad? Ugly? :)

Go to nationalbarn.com for info, you can get quotes from them. Neighbor as well as two family members have purchased pole barns from them. Not sure about pricing but they all agreed national barn beat the competitors at least down here in south louisiana.

Here's what I see in the listing that you should get clarification to:

1) Site work - Does this include stripping off existing top soil then putting in pad? Highly recommended. Two loads of crusher run out of Quarry in Jamesville is about 30 yards, which would give you an 8" pad before compaction.

2) I don't see any form of vapor barrier listed to be placed between roof metal and purlins to prevent condensation dripping off the interior of the roof. In our climate it will happen.

3) Be sure that they have Workers Comp and Liability insurance. Some Mennonites don't carry it as it is against there beliefs. They do good work generally, but if one gets hurt and is not covered, your home owners pays. Be sure to get insurance certificates with your name and address listed on the certificate. If they can not do that then they do not have insurance.

In all honesty that price sounds a bit low for everything that is being included, if it is being done properly, make sure you get the details in writing before you sign with them.

First I'll second or third going 12' high and get at least one bigger door.
I've got 12' wide doors and they can seem small at time.

Now to answer you question.. I'd say thats a good quote. I had a a 40'x56'x12' built last summer.
6"x6" post 8' O.C.
Attic trusses spaced 4' O.C. Attic not finished or floored.
7 36"x36" windows. I had them place the windows about 6' high to make it difficult to look in the barn.
2 12'Wx11'H overhead doors.
1 Standard entry door.
This came in right at $30K.

My BIL built a shed the same size as yours. It fit him and all his stuff perfectly. But 6 years later he traded his camper for another one that was about the same size and with air conditioning. Because of the extra height of the roof mounted air conditioner, it wouldn't fit through his 10 foot tall door.

You may wish someday that you had built it 2 feet taller.

I should have clarified, yes that does include stripping off the top layer of soil. The vapor barrier is in negotiations. I initially wanted it. He stated he could put up double bubble wrap on the inside of the roof for an additional $1500. I wanted to know what is it? Does he use low-e? Which i have used before in my house in various places and it can be quite expensive when you buy alot of it. He said it was a similar product but couldnt give me the name. I have an old metal roof shed that i put a sliding door on it it does condensate on the inside of the roof when conditions are right.

I surely do not want that in my garage. Is low-e the proper vapor barrior to use on the inside of a metal roof? It is aluminum bubble wrap. I have seen it used on roofs on their website. Or should another product be applied. I think the quote is fair and he has a good reputation. I value anyone's opinion on this project especially anyone who has a barn and would have done something different. I will see what raising it to 12 foot high would run me and let you guys know.

Sounds like a nice garage. My only recommendation would be to have the contractor install the insulation at the time of the build. Call around and see what you can buy or purchase the insulation for. Don't forget to also price the rental cost of a lift to install the insulation. Metal buildings without insulation sweat and rain inside.
