I understand the concept of buy all the land you can afford and hold on to it for when the price goes up; but at age 56 I don't have decades to wait for our dirt to appreciate in value; nor do we have kids to pass the land onto as a legacy. It seems that Colorado land east of Denver only appreciates once development is slated for the area. Our land is 40-miles east of Denver, has electricity, natural gas, and phone at the road; but it's going to take a long time for development of any significant size to get out there and drive prices up substantially. I'll be dead and spread by then.

In your situation I totally agree with you. If you have all the land you need to feel complete, why would you buy more. Our lifespan is short term in the investment world, especially investments in land. Whatever I can accumulate in my lifetime is simply adding to the value of the family estate generations down the road.

That's why my friend, the large farmer, says buy, not sell. He's estate planning for decades, maybe even centuries, down the road. He's 3rd generation and has grandkids. When his grandkids are our age their estate will be gigantic. They already own several sections around me.

I agree with the "Buy, never sell" comment. Someone in the immediate can always generate some form of income from it even they are not present. There will always be grandson coming along at some point - says the father of three daughters.

As to carbon credits, the 1/4 trillion barrel find of shale oil in Australia says carbon is in our future for a long time so the credits may actually catch on this time around.

There are lots of large parcels around me for sale that are just sitting. It would be a good time to buy if you have the money and or financing but I guess having neither is the problem for most folks.

Farm land will go to 'corporate farms' more and more and that's the way the current regime wants it. Large corporate farms are a business, BIG business and those big businesses are easier to work with than the individual farmer or rancher who has all that liberty and rugged individualism pumped into them.


Saw an article today about how the era of 'cheap' food is over and meat prices were going to skyrocket.

They are going the way of the Dinosaur and only the Titans will be left for the most part... kind of the too big to fail all over again.

The corporate interests will buy the land cheap, too. Once the current government regime has all the individual farmers and ranchers over a barrel with additional regulations that they will not be able to comply with, they will be forced to sell off. Either to developers or corporate farming interests.

Grumpy read the one review for my source. The book arrived yesterday and I almost returned it before I remembered I bought it a while back prerelease. :) I did thumb it and looked at a chart or two. Was taken back to learn letting women get a high school degree will bilologically kill off a country based on US Census data because birth rates of HS educated people goes below 2. The article I mentioned in another post was about this book I now realize.

I finished the first read of the book and was impressed with the research and hundreds of foot notes and references supporting. The price of dirt does impact birth rates in the USA.

The post about not buying more land at the age of 56 seems to be on target per Jonathan Last's book. The coming cuts to retirement incomes directly and indirectly is more of a concern to many of us than the price of land that may or may not occur. There is going to mass liquidation of investments made by those born 1946-1964 going forward and while occur were prices are low or high.
