I finished the first read of the book and was impressed with the research and hundreds of foot notes and references supporting. The price of dirt does impact birth rates in the USA.

The post about not buying more land at the age of 56 seems to be on target per Jonathan Last's book. The coming cuts to retirement incomes directly and indirectly is more of a concern to many of us than the price of land that may or may not occur. There is going to mass liquidation of investments made by those born 1946-1964 going forward and while occur were prices are low or high.

Just found the Cliff Notes version of the book. Dirt is covered in the last paragraph.

Mjncad's post about not buying more land at the age of 56, seems to be because he has no children to pass it on to. Wonder if he would feel the same if he had several grandchildren who loved to go to his farm(s)?

if the boomers are currently living in a 4-500,000 dollar home up north and the kids are gone they could move to this area were 5-6000 dollar an acre property is still available and build a dream home for under 250,000 total and have a better quality of life with the mild winters and beautiful lakes

When Murray was selected to be the best retirement location in the USA about 20 years a we had a lot of people from CA, MI etc move in and do just that and just added the cash left over to their retirement savings. Some are still doing it but not at the same rate.

Everybody outside of TN, the weather here is horrible. The taxes are high. The land prices are over-inflated. The lakes and rivers are all poluted. There's no good fishing or hunting. And all the neighbors are making meth. You really don't want to move here. Really you don't.

Some do. Obviously. But overall empty nesters don't usually move away from the kids. They may be more likely to move closer to the grandkids if the only thing holding them is a house. If they have land, especially if the land has been in the family a long time, they are less likely to move away from it.

The Wall Street Journal article was an interesting read, and I thank Gale for posting the link; but it still neglects the fact that humans consume resources far faster than they can be replaced. Although the universe is expanding, the planet itself is not physically expanding to compensate for the increased burden humans place on it. Japan has a land area about the size of California; yet it has approximately 128-million people as of 2010. Demographics of California - Wikipedia, the free encyclopedia Quite frankly I feel there are too many people in the Golden State; therefore Japan's population density is 3.46 time higher, and I wouldn't want to live there for that reason alone. I'm not trying to sound like a tree-hugger as I'm not one; but the fact remains that the planet is over-populated.

I'm childless by choice; but you may very well be correct if I had children and grandchildren in that my attitude about passing the dirt on down to my descendants may be different. We bought the 35-acres in late 2007 just before the economy tanked, and we have no interest in farming or ranching it. The goal of buying it was to retire away from the city with its hustle and bustle, and noise, etc. We just wanted peace and quiet. Besides the land out there was used for dryland farming and ranching by the previous owner. From what I've seen, farming and ranching are really hard...dryland farming and ranching are really, really, really hard.

Colorado tried that tactic when Californians first started moving here many years ago...it didn't work. :(

I have always been told LAND is DIRT CHEAP so what ever the price of DIRT is it must be cheaper than LAND ;)

All the Moonshiners have their own reality TV shows now.

Many people in the rural areas around here supplement their income with moonshine or marijuana (I'm sure it's just for medicinal purposes ) in some counties it's been reported that it's easier to get than beer and the local joke is if your looking for pot or a girlfriend ,Go to church .
