Rich, it's glue down. It has a glue strip extending out an inch on two sides, then a matching recess on the other two sides. The instructions say you have about 15 min to change your mind once it's together. I had to pull a few apart after a few seconds, the stuff bonds really well.

I have done a lot of composite laminate flooring, and although it is easy I was dreading doing it by myself because you have to run outside to make a cut every row. Although it's hard on the knees, you don't have to get up at all. I would say it is by far the easiest floor I have ever put down.

i didn't catch this thread the first time around so maybe a bit late on the painting discussion. however, if you haven't yet painted your ceilings you might look into this: Product Catalog

we bought a 100+ year old house some years back and have been slowly renovating rooms, getting rid of wallpaper, and painting. needless to say, NOTHING is level, square, flat or even in our house. the paint that i linked is AMAZINGLY flat and hides ceiling imperfections really well.

we did our first few rooms with Behr paint from Home Disappointment, but a friend suggested that we try Benjamin Moore. It's really not any more expensive than the high-end Behr, though it does require visiting a dedicated shop (luckily ours is nextdoor to HD).

for paint, depending on the quality of your remodel, you might consider going with a low-VOC paint and marketing that. a lot of buyers with small children are taking this into account. good luck and keep us updated.

a house for $22.5k ... wow. some pay that in annual property taxes!

I've been using that Allure floors for clients for about two years now and I really like it. I wouldn't want it for my house, for wet areas, or where the floor might get damaged from dogs or a lot of traffic, it's A LOT better then any of the snap together laminates. For less then $2 a square foot, you can't beat the price either!!!!!! Good choice, the results are very impressive.

Super nice remodeling job. You've done a LOT of work and have a very nice home for someone. What was your total outlay, not including your personal work?

Hopefully you can flip it PDQ for a nice profit. News says home prices are beginning to crash (again). But then, you know how accurate the news is - always 50/50. Either they're right or wrong :)
