Pipeline easement negotiating

Yeah come what may, I will be glad when its over whatever the outcome. Redneck, I think hes pretty deadset on putting it through our land. I have told him a few times that we would prefer it be routed around us. From the lay of the land, I don't think that is possible without some major rerouting of the pipeline. Would that they could, they are pretty much putting the pipeline right through the best homesite location on our little piece of land. There are other places to build I guess, but it just kind of stinks. But the little windfall we might get from this would def help sooth the disappointment...or pay for our well or septic :thumbsup:

They wanted to run through our property too, its on the neighbors land now. Speculation, threats, and misinformation are a landmans stock and trade. Natural gas leasing and production information for landowners has a ton of information and will have pipeline easement examples and what you should expect to get.
My one neighbor specified when they could mow, that no one would disturb him during hunting season, that the ph of the ground would be so and so, they type of clover used to reseed, and all the chips from the trees would be hauled off etc...they did it all.

More than likely, depending on what kind of pipeline we're talking about; how big, how deep, how much pressure, etc., you will be prohibited by law from building within a certain distance from the pipeline. This could very well make a very large area of your land useless as a home site. To me, that's a "taking" which makes the price go way up. I'd sure check it out.

Most definitely, but I plan on building as far from this thing is as possible. Although one side of the property will be this major high pressure pipeline and on the other side will be my in-laws, so its kind of a toss up HAHA!
