Your looking for a response that fits your logic of the situation. However, I as well as others, know that a bare metal roof on perlins have a 100% tendency to rain condensation inside the barn when the interior is warmer than the exterior of the building. It's not that the roof is leaking, it because your making condensation. Anytime warm air hits a cold metal roof, you have condensation and the suggesting of spray foam will fix that problem 100%.

Get a lot of ideas, then applying them to your situation. Trying to cut off discussion because you don't think that is "your" situation is not the idea of a forum. Yes, their is always going to be some noise in the discussion, but give it time and your solutions will unfold.
Ok fair enough. A couple of things though I never said I was planning on putting spray foam in. Being more specific when it rains or the snow melts from the roof water drips from the seam overlap. It's not condensation has it only happens when I have melting snow or rain.

I would never spray over the top and it sounds like you don't like that idea either. If you did you'd have the foam maintenance to deal with and that kind of roof will look terrible compared to metal.

Tear off, OSB underlayment, a good layer of 30lb felt or other moisture barrier material and then re-roof. At the time you might consider a new roofing material if yours is showing it's age or if the screw holes are larger than they should be from working against the screws.

On mine, which was designed for a metal roof directly on the roof rafters, I put two layers of 7/16 OSB, crosshatched, and then my felt, and then the roof. After that I finished out the interior. I started with a metal frame shop building and turned it into a finished home.

On new construction, I'm seeing a lot of spray foam going in under the finished roof. Just sprayed up against the bottom of the underlayment. I didn't do it on mine.

When they put our pole barn up, they applied silicone caulk between the sheets to prevent water intrusion like that.

I have seen a number of recommendations for butyl tape to seal the seams, rather than rely on just overlap.

I used a solvent based caulk on some metal shed siding, and so far it seems (seams) to be holding up, I think it was "Osi Quad". Thick stuff, really stuck on well.

Re-tin, use butyl tape on the seams and screw down after bubble wrap type covering should take care of moisture. I just did a garage w/o butyl tape and no leaks but I hear that is the way to go.

My new tin shed started leaking while it was still under warranty so the Morton Buildings crew came back. Somehow they determined where it leaked. They unscrewed one panel and put in a continuous piece of 3/4" weather stripping from top to bottom and screwed it back down with new screws. That fixed the leak.

I like aczlan's idea with silicone caulk.

Having a problem with my existing metal building. It's slab on grade with concrete block knee walls and stick frame interior with metal siding and roof. The area with the large drive up door is my warehouse. Where the small roll up door is is where my tractor goes and the man door is a fireplace showroom. I have Heating in all 3 but only use it in the tractor area and showroom. The warehouse area needs to be insulated. Problem is I have roof leaks at the metal seams on the tin roof. It's wrecking the ceiling in my showroom and I don't want to proceed with insulating the warehouse area until I solve this issue. What are my options for fixing the leak? I have a friend that does metal roofing he tells me the only way is to pull the tin off the roof put down sheathing and ice sheild and put the tin back down. Right now it's just the tin screw-down to the cross bracingView attachment 499531 . Does anyone out there have any experience with this type of situation or any other ideas?

How old is your building/roof?
In one of your pictures, it appears that the steel on your roof is in poor condition.
Before being concerned about condensation, and/or insulation, it would be best to determine the condition of the steel on your roof.

The building was built in 1984. I am not worried about condensation. It's definitely a leak I can visually see when raining at a few seems.

Yes it's a leak for sure. I think people are getting confused with another posters similar problem. I can visually see the water comes in when it rains a few different seems. I have no water in the building other than when it rains or snow is melting on the roof.
