Oh, believe me, Terry, we've tried; from the carrot to the stick and everything in-between, even external professional help. He's just not interested in playing by anyone else's rules. No amount of trying to convince him that he's only making life harder than it already is seems to get his attention. He's simply determined to do things his way.

We've been considering one of these buildings for several years for various reasons. This was just the latest iteration. Since it keep coming up, we'll probably eventually get one.

My big concern is dust control. Not sure what you got going in your shop but I worry about a loft getting polluted with airborne dust. I have been thinking of going 'up' on my garage/shop but this issue concerns me.

I plan on using the lower portion as a woodworking shop only after we move out of the barndominium so dust upstairs I don't think will be a health issue. As far as dust in the storage space, I can't imagine the issue will be worse than someone doing woodworking in a garage with attic space above. But in any case, I have developed an allergic reaction to pine saw dust over the years so my future woodworking shop will have some form of dust control.

We live in a sort-of barndominium -- a quonset hut, 50x70, with 1/2 being a downstairs home (about 1700 air-conditioned sq ft). The first problem we ran into when we bought it was insurance.

I just heard an advertisement on the radio from Germania Insurance specifically advertising that they cover barndominium insurance,

My BIL put in a two story in a quarter of a 40x60x16? and worked out pretty well. I use it when visiting on vacations and gives me some privacy. One problem I am concerned with while using it is getting burned alive while sleeping because there is no escape other than the stairs. It has been successful so far though. Good luck with your project.

My two story house only has one way from the upstairs, unless you call going out a window. Jon

connect yor power tools to a well thought out/designed dust collection system and use a ceiling filter to help reduce potential allergic reactions. Jon

That's who finally insured ours, but we are underinsured on it, no doubt.

We may be over insured but our agent based it on replacement costs. Because I did almost every bit of the work on our house, what we have in it is substantially less than it would cost to have it done by contractors. The good news is if we sell we will just about triple our investment.

TFBI was amazing to work with, USAA was not, they would not insure our Barndo.

You mentioned that you were probably underinsured. A lot of people find out that being underinsured can cause the co-insurance penalty to kick in and cost them money in the event of a loss if they aren't carrying coverage of at least 80% of the replacement cost value. It applies to the replacement cost portion of your claim.

If you are not sure you should discuss it with your insurance agent. Before a loss, preferably.

You could probably use the TBN thread on your place as proof of all the work you've done. Probably be the best documented claim the insurance company ever saw.

I could if photobucket didn't have the pics hostage. My insurance agent did pull pics of it all along the way and has them in our file. We started with them for tractor insurance and then construction insurance and finally full coverage of the buildings and contents. USAA would do none of those, we may even switch automobile insurance to a Farm Bureau.

Nice work!

What are your insulation plans?

I'm going to have closed cell foam sprayed after I'm done with plumbing & electrical. Depending on how expensive it is, I'll either have it all closed cell foam or a layer sprayed directly on the metal and then fiberglass batts.

Windows are next on the list. One in each upstairs room and two in the living/kitchen room downstairs. 2nd story door is to allow usage of the fork lift to put stuff upstairs in the future when it's just storage.
