Don't YOU have a building setback requirement ? If it was me, I'd move my buildings back away from the line and add another story with an all-night flood light at the top.

Most definite... went into affect circa 1950... which leaves me grandfathered since I have original permit for the $400 garage dated 1922.

Garages back then were like Pole Barns.. accessory buildings without setback requirement.

Two blocks over had a garage fire... burned the same garage to the ground... new garage had to be set back 5' on a 42 wide lot... which meant the garage was no longer as useful due to the jog when parking a larger vehicle...

Maybe a little negotiation. Talk to the developer and tell him if he moves the fence back 1' that you will not report him for all of the violations. Make him an offer he can't refuse!

It is the only home with a fence so situated from aerial views... the garage wall serves as "Fence" in everyone's back yards... just like the home for sale is situated with their garage.

Guess you have some leverage if you choose to do anything about it, but the leverage is best used against the developer probably.

Again ultra, whose lot does the tree originate on?

If it’s right on the line then you should own it as much as the flipper. And you should be able to demonstrate a necessity to remove it because of the damage it’s doing to your garage.

Use the tree as a bargaining chip with the developer.

Case could be made it started on the neighboring property... but has grown over the years.

It really is on the line... and starting to come up against the foundation concrete...

The home where I previously lived that is now a rental stands in a 1922 subdivision where all the garages are detached and to the rear of the property as was code at the time...

The side walls closest the property line are built 9" inside the line so the 9" eve overhang is on the line... these are 42 by 120 city lots and there are our about 200 homes like this.

A flipper bought the home next door and gutted it to the studs... it was bad inside.

It is now for sale and last week he had laborers build a 7' high redwood fence on the line... which means the fence is 9" away from my garage wall for all 32 feet...

Makes it impossible to paint or clean out leaves from the Large Oak on neighbors side...

Flipper said I can buy the 950 square foot home for 700K... like that would ever happen... see now the price has dropped to 650K

I painted a few years ago so the redwood ship lap should be OK but what a problem this has created down the road...

Is that picture of your backyard or is it of his backyard?

The pictures are from the Realtor... and they are of my neighbors property that is being flipped.

They were taken last week... winter time here in between the rain.
