Appreciate the update. I've always thought trees next to a building was a mistake, so for the longevity of the building, and since you wont see them with your building in the way, it might be a good idea to remove them. I'm sure your neighbor will understand.

Are you limited in what type of roof you can install on your shop? Can you build a Gambrel Roof if they turn you down for the third floor and just call it attic space?

I'm just going to do a 1x12' roof with standing seem steel roofing and take the 8' walls up another 4' for a total of 12', which will let me do loft storage or a faux attic.

That's pretty clever. They wont know where the floor is from the outside.

I think most places limit the total height of a structure.

Here's ours for outbuildings, for example. It's based on total height. And that can vary depending on lot size. And square footage depends on the house and total of all outbuildings. I could have more outbuildings square footage than my neighbor because my lot is listed as 1.01 acres and his is less than 1 acre. Weird stuff, but it's the law.

My height is restricted to 26', not 2 floors. My original plan was 35' and 3 floors, they restricted me to 26', which i was fighting against. first floor is 12' plus 1' floor which leaves me with 13' remaining. If i make the 2nd floor 12' it leaves me with 1' for a roof. With standing seam steel roof you can go down to a 1:12 pitch. My trusses will need to be 16" on center though to get the snow load rating according to my truss company.

Ours is 35' for zone 2, but because I needed that setback variance they threw on the additional restriction of 26', the 1' floor and 8' walls.
