Jay, did you look at the link I posted? Your local code is exactly like what I was talking about. Your height measurement is to the MEAN, meaning Average or middle of the roof slope. So yes you can build a tall box with a low slope roof, OR use attic or gambrel trusses to gain a 3rd story and stay under your limit.

The other thing to make darn sure of, is to complete all your backfilling around the building as high as you feel comfortable with against your foundation. Your local inspector may well measure all around the building, so get that grade established as high as you can to make sure you don't fail.

I had a friend build a house in the winter. Inspection came and turned him down. He did not have sod or grass seed planted. Also the front porch was 1 inch over in height. He was told that he had to have a hand rail on the one step to his porch. His wife did not want it. He pushed about 6 inches of dirt up to his house. And thru out cheap grass seed. Inspector said that it looked bad and that the grass seed was not going to come up. Too little seed for area. My friend asked "Does it meet code?" It passed. He moved in and two weeks later leveled his yard. Spring came and he laid sod. Interesting what a load of dirt can do.

I'm reminded of something trump did. In one of his florida golf courses he put up a 50' flag pole. The code people came out and said maximum height of a flag pole is 20'. So he took it down, put up a 30' pile of dirt, then planted a 20' flag pole on top of that. And it was to code.

I'm still partial to the 12' ceiling and 2:12 roof, better than 1:12. I'm having it engineered so the trusses can take 1000lbs, then i'll have enough strength for an equipment lift on the trusses to lift from first to second floor.

In the mean while, I took down a fence that fenced off the back yard so machines could get in. Now I need to rebuild it. Instead of chain link I'm going to do something a little nicer. Some assembly required.

That's pretty funny... moral of the story... be careful what you ask for! Not saying you should intentionally pizz off your neighbor but you might find a solution that is to code that is worse for him. If you do, then you can maybe get a variance easier?

The goal isn't to piss off the neighbor, it's to get as much usable space as possible. The neighbor screwed me over and cost me a fortune, so i'm pretty pissed off at him. If he had been up front about it 6 months ago before all the headache, maybe I wouldn't have considered these changes. But when you fight for something for 6 months and finally get a chance to move forward, only to have the rug pulled out from under you, you stop caring about being the nice neighbor.

I hear you... been there done that with a neighbor at my previous residence in suburbia. I am now in semi rural area surrounded mostly retired folk, mid westerners, and folks that help each other out without having to ask. We are all motivated to help maintain our private drive and surroundings regardless of who's property we are on. Very blessed now.

This area used to be semi-rural, but times have changed and it's become very popular. Builders have moved in and built everything up. There used to be 2 grocery stores in the area, the nice one and the crappy one. Now there's over 10 in the same area. And the people to support it. But not the roads. Traffic went from a breeze to a nightmare. All in the course of about 15 years. Population has gone up 5 fold. And it's not slowed down due to covid, people rushing out of the city, making this the "new" city.

There was a new 12 home development on just over 2 acres, mini mansions about 3500 sq ft with no yard to speak of. A guy wanted to put in a back porch but the contractor couldn't get his machines between his house and his neighbors house. They put a run-off basin to collect the rain water because the houses were so close together. The basin overflows so the people in the development had to pay to dig it deeper. Just one of many **** shows that the elected officials keep allowing. No preservation of heritage. When I bought my house here, I bought it from someone who died, and left it as is. Not a new construction. I wouldn't buy one of these new constructions, the walls are so thin and the houses are so close together you get woken up by your neighbor taking a piss at 3am. I've rebuilt my home a few times to suit my needs and wants, and I'll not be driven out of it.

That looks like my 93 Suburan a couple months ago when I brought home all of the framing for our 24x24 garage addition. Everything but the trusses and wall and roof sheathing in one load. Took the trailer for the sheathing and again for the shingles.

That fence will look much nicer than chain link.

Only 250k miles, with the 6.0. I love that truck, i've had it 15 years and have gone everywhere in it and done everything with it.
