Good evening. It's been hovering just above freezing all day and that should continue all night. We've had rain off and on all day .. with about 3/8" in our $2 rain gauge.

The Weather Channel is forecasting 7° for here, this coming Tuesday morning. Guess this is the payback for pointing out 75° temperature difference between LCR and my two Brothers in Iowa, earlier this week. 7° will be lowest temperature since we've owned LCR. I recall 8° in Richmond back in the mid 1980's. We lost all our palm trees around the pool. No palm trees at LCR. I'll shut off water to all the out buildings Monday, drain lines, and should be ok .. I hope. We'll see.

Patricia is getting her second Covid vaccination in the morning and was going to head for LCR after that. GD Madison was coming in from Texas State in San Marcos tomorrow morning, as well. I called our weekend off, postponed to next weekend, when we'll be back in the 60's/ 70's and sunshine.

Prayers to all involved, in the Ft. Worth and Austin pileups.

Well, closing is done without any glitches. Done deal! I am officially mortgage free now! We own the adjoining acreage, house, and shop/garage, so now I will just owe the annual gooberment extortion.... thats OK, most of it pays for the police, fire, and ems services.

We had a discussion at the table about 'closing' vs 'settlement'.... back in the day, it truly was settlement. All moneys, checks, utility payments, etc., were all balanced and paid in full. The buyers would pay any deposits for utilities, and sign their mortgage agreement. The sellers would receive their payoff less any outstanding balances. All balances and associated accounts were "settled" at that time.

In today's day and age, there is a 3 day 'remorse clause', which allows the buyer or seller to change their mind. This prevents any of those balances to be paid before 3 days, so the new term used is "closing".... basically just closing all the old accounts and opening new ones.

If you figure out how much money is 'held' for those 3 days, multiplied by how many 'closings' occur across the country every day, just the interest on that money would pay for all of us to get brand new tractors of our choice.....

I have to go pack for tomorrow's adventure.... surgery scheduled for 9:30, I have to check in at pre-op at 7:30. That will be a long 2 hours.....
I probably won't check in here until Sunday after getting home. I am hoping for an early release, but at the soonest will be Saturday afternoon.

Back from Sophie and I getting 1st Moderna shot at our PC.
What a great experience!
Had to take Soph to Waimea for DQ 1st. I got a burger for lunch. Had planned on getting to clinic a bit early to meet friend who was also get a shot, but earlier than us. So we got there even earlier, 2PM for 3:15 appointments. Sign outside pointing the way and 3 people standing there, 2 obviously staff. Sophie says she’s gonna see if maybe we can get in early. See one off the staffers nodding and as i open the truck door hear her ask if I was going to stay in truck or take a seat outside. Locked truck and took a seat. Less than 10 minutes later we are both in the observation area, still an hour before appointment time. Soon joined by our friend, also early. Released after 15 minutes and there outside are 2 neighbor couples. Basically, all in and out before appointment times. We know of at least 7 more friends and neighbors with appointments for Saturday. Smooth operation with personal touch.

Not quite 3 hours later and not reactions. Also, never even felt the shot, have had more painful mosquito bites.

Good evening all. 21F for the start, overcast, no freezing rain last night. Light wind today, overcast all day, and high temp 25F. 3 days of snow in forecast for early next week, more high below freezing than above, most days 30+F below normal temps. Slow start this morning, slept better than previous night, doing better with C-PAP. Cleaned out stove, stoked fire made coffee, puttered on computer, got 1st round vaccine this afternoon. Civic center was set up to handle the crowd, less than 25 minutes from parking to leave to hit store before going home. Did get the nap in. Should catch up tomorrow.
Covid update: Cooke 2938 confirmed cases, 64 active cases, Montague 1654 confirmed cases, 27 active cases, Grayson 10381 confirmed cases, 286 active cases, local 7 active cases.
