Just a thought on your crawl space waterline, I’ve built boxes (with access cover) around them and well insulated them to keep them from freezing with good results.

I wish I had that carport for my hunting and tractor.

Are you creating a mud room?

The floor, decking, ground, or platform should always be about the same height outside the door as it is on the inside. Usually half to 3/4 of an inch lower on the outside to allow drainage is allowed. You should never step down when walking out of a house.

You might be able to get away with one top plate if you line all your joists up with the studs below them, but you lose strength in tying your corners together without have double top plates.

Every exterior door should be protected from rain. Rain rots out door frames. Porches are very important at protecting the door.

Instead of framing in a very small room, I would of installed two nice posts and built a roof over that landing. 8x8 cedar posts are very popular right now, and also very attractive.

Always good suggestions. I plan on beefing up the top plate. I had given them enough suggestions. It is not really a room as much as it is just an expansion of the kitchen area. The porch is concrete and brick. It's step down is just going to have to be what it is. If the sliding door was still there it would be the same as you transition from one area to another.

Moving right along! I’m amazed by the brick foundation, is that common in your area?
Mainly concrete block around here.

Looks great. I'd stain those posts charcoal grey.

Day 23
One more major hurtle in my mind on this renovation.
I still have to rough in/dry in the rear porch. Once I have that done I am trying to figure out if the window replacement is next. Depending on the weather I can always work on the plumbing. If I can catch some good weather I may attempt a window to see how hard that is going to be. Also I need to get them on order.
