Heck, what does a well guy charge for a new well pressure switch? Ours gets frogs/ants, that crawl into the switch, and it's often enough, I keep a spare around... It's a $30 part, but I'd bet it would cost you $500 to have someone come out?

After reading comments here I should say that I had my house built to make me and my wife happy. High quality construction and materials made us happy. And hopefully many generations to come. It's not just the house, it's also the property. We have not parked it out but instead have only about 2 acres of the ten or twelve cleared. The rest is woods with trails. I hope that when I come to the end of my life or when my wife does the property is sold to someone who will appreciate it. I think it would be wonderful for kids, lots of stuff to explore. Who knows. But the house is really nice, not audacious, we have really good water, and nice woods. And like so many things that get old and gain value, esthetic value, I think our place will do just that. Who knows, maybe my 40 old Yanmar will still be running another 40 years from now, and the person using it on my land will be just as happy with the machine as I have been. I do have a 1939 Ford 9N that still runs well after all.

Seen $1000 to install 2 shower heads. No plumbing just unscrew and screw the new one on, times 2......
Shingles tear-off and replace, $250/square
Remove and replace 50 gallon electric water heater $1100
Remove and replace toilet $950
Remove and replace 3/4” copper waterline from curb stop to residence, <50 ft, $1100 time and material, $475 for permits and inspections.
My buddy pays $85/week for lawn mowing. Called me this afternoon and asked if I could come cut his 12 acres of pasture if he paid for my fuel.:cautious:

Its this whole "destination" category of "RV" that has me a bit concerned. These are not "RVs" and are not really designed to be campers you take as a tow-able Recreational trailer. And they aren't really mobile homes, in the sense of the Single Wide, Double Wide or Manufactured homes, I'm familiar with. This is a different definition of mobile home, to take and place anywhere, which I guess is now allowed. Cause those F rated wheels don't come off. They are not designed to be self contained, like a regular RV for a few weeks of vacation time. And like I said earlier, these are not permanent structures, so the Prop tax evaluation doesn't change for the land lord collecting rents. Yet, these peoples' kids go to the local school. Its just a very weird economy we live in these days. We didn't have children, happy to pay our Prop tax based on improved structures, with all the other people that pay on improved structures. This "Destination RV," seems like cheating, to me. And I AM NOW, seeing them all over the unincorporated areas of Lane County. Some in view, and some hidden behind the barns. But they are there, and increasing, cause hell, that's an extra $400 a month. I don't know how this works as I've managed a few rentals in Oregon, which I would never do again. They get to live there for three months for free, and when they do leave, under a sheriff's order to vacate, you still have to store all the crap they left behind for a year, in a storage unit. Never bid on a storage unit! :)
JF years ago, I bought a retirement park (old people like me now and a lot younger) for an investment . . . people owned their trailer/house but did NOT own the land that said trailer/house resided, I ended up selling each lot and kept a few . . . most lots are like a postage stamp size (55' x 90') . . . and some have mini buildings (1-bedroom places) behind them now and are rented out. They, local government, let me do this and I see it now happening a lot, (no pun intended) :) .

They try to sell them off at auction, but often the lot isn't worth the taxes owed. Now, there have recently been a couple groups trying to buy up a few dozen of those lots and string them together, but its a lot of trouble, and low profit. County should have not allowed splits under 0.5 or 0.33 acres or something.
Around here, joining adjacent small lots is free and easy. Most towns encourage it. They get more tax money from a single 0.5A lot with a house than two unimproved 0.25 acre lots. I’ve done it with a couple of my properties

One neighbor, down the hill from us and not on F2, just added another "RV." This brings the total to 5 RVs, plus the house. A 40's era, two bedroom, one bath house. They are running romex 120v and garden water hoses to each of the trailers. I've been in the area long enough to know that every 6 or 7 years, this property experiences flooding, 6 to 8 inches deep for several days. There is no porta-pot. I know the widower that still lives there. Her husband died last year. I know it isn't any of my business, but every time I see her, while collecting the mail, I want the ask "what the hell is going on?" Other folks down the road, graveled over 4 acres of pasture land. Out door storage area for heavy equipment and boats. This too is turning in to a RV Park. People are living in these as the lights are on at night as I drive by.
It's been said (correctly) that "All politics is local". If you want the rules changed. you need to ask/talk/complain to the county you're in. Get a bunch of your neighbors to go together...

The county controls what is permitted "land use". If "the users" are outside of the rules, YOUR govmt needs to enforce the rules. Good luck with that...
