    Well, when we refinanced, the mortage company didn't set up escrow for taxes and insurance, which we can ask them too do; and we probably will, but it makes you start looking at this stuff a bit more. Just taxes and insurance add up to more than the old places total payment.

    Im going to drain the tank, change the filter again, and seal up that screw on water separator. Edit: Did some looking, and a filter is about $19, or the whole assembly, bleed screw, primer, water separator, with the filter is $45; so, gonna replace the whole dang assembly.

    There are better ways; prime and sand. I saw a video of a guy using a watering can (pretty common on small areas), and he used a leaf blower to get better distribution. Then load your 3pt fertilizer spreader with clean sand, and sand the fresh prime. Small areas, you can shovel sling the sand.

    Sounds to me like step 1 is slowing the water down. Consider installing waddles/gutters buddy type tube upstream, combined with the seeding effort. Although not really the intended use, silt fence is readily available, fairly affordable, and also works to slow water flow, when installed upstream.
