If he leased the land to a farmer and they have a crop on it, they may have rights to it. Depending on the area, even a verbal contract may hold water, even for a multiple year deal.
Exactly. Speaking as a real estate broker, any sales contract should have the terms all spelled out. If the land is leased, and the buyer didn't know that, then it time to call the real estate association and file a complaint. Getting the value of the emblements is nothing in comparison to what the real estate association and state commerce department can get out of the two brokers involved in the sale.
