Hello,
When I first moved in to the new house where we live now, I needed a quick build for a place to put my skid steer and garden tools. I got a double car carport and ordered it so it woud have the metal down to the ground on each side. Then I framed in a back wall with a window and a front wall with a garage door. It has worked fine so far. However, it does sweat at certain times of the year and drips down on the contents. That issue would have to be addressed before you could use it for a shop ! Good luck .

Do you have any Amish or Mennonites in your area? if you do I'll bet they have a saw mill. Or anybody with a saw mill in area.
I started with a 44x20 open car port that came with property. I bought all the framing rough cut and what we call here Adirondack siding( rough boards square edge one side bark on other) to expand to 44x42 and enclose it. That cost less than 1500 plus <1000 for all new roofing (shed style roof 8ft in back 14ft in front). Made 4 sets hinged barn doors form t111 8ft high x 10 ft wide. Two bays on gravel two concrete that was 1500. So right around $4000 total for everything. electric service cost maybe $2-300, for 100amp panel wire conduit fixtures etc. Very little new electric mostly surplus from construction and my houses when working on them. My HD workbenches are all salvage and file cabinets cupboards too. I like to repurpose!
