Anybody want to venture a guess as to what a 30x40 barn is worth in Vermont? I'm trying to guess what it will be "worth" when it's complete. Roughly how much value will it add to our property.....

We have 6000 sqf dairy barn that's getting dismantled. The gent who is taking it down splits the wood profit with me and rebuilds a 30x40 barn on an adjacent building lot we own. It should be real nice when complete. The beams are gorgeous.

-Hand Hewn beams from 1840s
-Original siding
-Wide floor planks
-New roof
-New foundation
-Old single pane windows (wavy glass)
-Large entry door

I can tell you that I spent in excess of $35K to rebuild a 24 x 36 foot section of my 36 x 60 two story barn. The price did not include 3 months of my labor full time working on this with another guy.

Can't help you with your question about the added value to your property, but I'm curious to learn more about the dismantling of the existing barn and building of the new one.

If I understand your situation correctly, it sounds like someone is dismantling the existing barn, selling the salvaged materials (splitting the profit w/you from the materials sold), and building you a new smaller barn from some of the salvaged materials. Is this correct? So, you don't have to contribute any additional money to the project?

I have an old barn, dating 1830-1840's that is bigger than I need plus needs much repair. I'd love to reduce the size salvaging as much material possible during the process. I figured I'd be spending money to make this happen. Interesting to learn that there may be other options to consider.

Dont Have a good answer for you. I have been looking at a 26 x 36 two story barn/ workshop erected on your site for about $22,000 that also includes the concrete foundation. This is offered by LaValleys out of Rutland.

Im saving as we speak /forums/images/graemlins/grin.gif

Id much rather have an old barn on site /forums/images/graemlins/grin.gif

There is a guy in my neck of the woods who builds furniture (tables mostly) out of antique barn boards. The boards are preferred to be unpainted, full of regular nail holes, & have no obvious marks from being "harvested" (ie hammer claw marks, pry bar marks). The price for 12" wide stuff usually runs around 10-14 dollars per board foot. Too pricey for my blood /forums/images/graemlins/smirk.gif

i'm looking at a 42x45 frame for my farm. this is an old frame, dismantled and repaired. the cost to erect this frame on my farm is $86,000.

this price is ONLY for the frame erected on my site. no foundation work, no roof, sides, etc.

old timber frames, those that are restored and rebuilt are VERY expensive.

as for the value added; difficult question to answer. when dealing with this question, one must consider location, etc. i would hazard a guess that a frame that size, with a full foundation and in excellent shape would add approximately $75k+ in your property valuation.

as i mentioned, this figure is difficult to determine. the figure i quote would be rather conservative in some of the areas in vermont.

That is correct....almost. I am paying him initially $3,500 for the barn work. I think that's mostly for the rental of a high lift fork lift and a man lift along with various other tools. He is going to split the materials he sells with me. All wood is kept on my property and it doens't leave until it's paid for /forums/images/graemlins/smile.gif

We'll see how it works out. I'm not getting my hopes up too high with this guy. He's kind of a oddball, but his references checked out well. I'm going to have to just see what he comes up with. I will be jumping for joy if it all works out as he says. I'm going to start a new post in projects, so you can watch the progress there.

Wow !!! That would be my first case of sticker shock for today /forums/images/graemlins/grin.gif You must be talkin a frame with post and beam construction and beautifully hewn hickory beams ??? Right???

Anything short of that and I just cant fathom it being worth that kind of money, or am I just that far out of the loop ???

I was looking at insurance costs to replace my 1900 dairy barn in Virginia. Size is about 36X72.

Three different contractors quoted prices in excess of 450k using TODAYS materials.
