Basement Concrete Wall Paint

We dry locked it, along with running all gutters and downspouts the right way our basement is very nice now.

If you have water issues - no off the shelf paint will correct the prob. A couple of coats of the UGL or Zinsser will give a marginal safety net. I have used the UGL and topcated with a bright white gloss for cleanability in a few houses - no issues in the past 7 years. Be sure to mix the paint before and during to keep the solids in suspension.

No water issues other than condensation in humid weather.

Like I mentioned earlier, I usually steer people away from those waterproof paints. I've seen condensation increase on one customer's walls, she said she never had a problem before she had the walls "waterproofed"

Most basements do need a dehumidifier in summer months regardless of active leaks or not.

I have seen the same thing with an oil base paint and then the paint peels off. I was actually looking for a breathable primer and then indoor breathable paint. I am going with the Zinsser Bulls Eye 1-2-3 primer not sure on the paint yet.
