This post came up just as I am getting ready to buy a 10 acre peice adjacent to my house. The owner has owned it for 45 years she is going to hold the note. I didn't think I needed title insurance but I am now going to buy owner's title insurance. It seems a bit steep but after seeing what folks have gone through I think it might be a wise investment.

If it's possible, make sure you get your land contract (or whatever document covering the sale) notarized and recorded at the Recorder's Office in your county. As to title insurance, you probably want a seller's policy insuring that the seller has good and marketable title to the property as opposed to an owner's policy, which typically insures the lender. /forums/images/graemlins/smile.gif
