Sometimes it’s written in the easement they have the right to cross your land in other places to get to their easement. It all depends on how it’s written.

The line crossing my property is much deeper than 36". But when the lines cross waterways they are sometimes elevated and fully exposed. Just the thing for my son and his friends to rappel off of.

I was told my pipeline was 4 to 5 feet deep. But when they needed to repair it, it was very near the surface. They've reburied it, but still only a few inches deep.

Two bit score, I have a pole type telephone line that crosses my property, yet doesn't serve my house. I have tried for a decade to get the utility to maintain the line which is now crossed over by many fallen trees which I consider a fire hazard. It was there at least 20 years before I bought the property. And there is no lien in the deed of this easement at all. They, Century Link, just will not address it after many, many attempts to point out the issue. They just bounce back and forth from Trunk Maintenance to Residential User. And I don't feel like I can address it personally without the risk of a big company, with retained lawyers, coming after me if the clearing goes wrong. I know I should hire a lawyer to solve this. Yet, I still have better ways to spend 4K. This is the annoyance of utilities over your property that have been grandfathered, for which you don't get a benefit.

The easement agreement lays out the details, so get a copy of it. We have easements all along the sides and across our West Texas farmland for oil production and wastewater lines. Our latest easement is for a 30' easement to lay a 36" wastewater line going to an injection well on the property next to ours. The term is for 10 years, with an option for them to renew for 10 years at the same price per rod they paid initially. They can also lay an additional 36" line within 24 months by paying the same per rod price. We were compensated not only for the easement but also loss due to disruption of cotton production.

Looks like it's very close to the edge of that ROW. How many pipes do you have in that easement?

Through my work as a land surveyor I have worked on a couple of pipeline projects. One was where they were replacing a pipeline that was too shallow and getting exposed. Another was a newer pipeline and it was getting washed out and they were fixing the problem.

Gas mains around here can be up to 36" and be up to 1600 psi.

It wasn't in the US... I wonder if they have a version of "dig safe" over there. Lucky all around, but I'll bet he loses his contractor insurance.
