Yep... a flurry of new gun related laws signed by the governor.

Many Bay Area cities are going all in on rent control... my city simply passed a moratorium on rent increases... so those like me who have not been sending out yearly rent increases are screwed again...

Can you sell a rent controlled property? If so does the new owner have to rent it or can the new owner occupy the property? If the new owner occupies the property let us say one year, can the property then be rented? If so at market rates?

You can always sell... there are provisions for an owner to occupy otherwise all the provisions carry forward...

Some jurisdictions have complex formulas to be followed which are often referred to Cash for Keys.

My city enacted a Just Cause ordinance whereby a tenant can only be ask to leave in voluntarily for one of 8 reasons and a copy of the reason chosen must be sent in duplicate to the rent board and a certified copy retained prior to appearing in court.

In the old days it was rather straight forward where a property owner could choose not to renew the lease by giving proper notice or give a 60 day notice to vacate... this is no longer permitted as a reason must be given which opens the door to litigation...

In many instances you have a tenant for life provided the tenant doesn't breach one of the 8 reasons that you can prove... special rules for seniors also apply.

Where did your city get the idea they had right control or to determine the rent you charge on your own property. HS

Of all the laws he signed, the one he vetoed is the only one I felt would have done some good. Making it a felony to steal a gun instead of a misdemeanor makes a lot of sense. Why would he veto that one?

"Among the vetoes was the only bill with bipartisan support, AB1176, which would have authorized a ballot measure asking voters to make it a felony to steal a gun or buy a stolen gun, regardless of its value."

Just read the San Francisco rules for rent control tenancy evictions. It looks like the landlord must pay relocation expenses of $4500-13500 to each tenant who is evicted for just cause. That includes failure to pay the rent.

City Hall is highly influenced by Mob Rule and the louder the mob the more they rule.

I've done the late night early morning sessions at council... 6 or 7 hours waiting to speak and then have council hold it over to next week...

I'm in Oakland which has a slightly different version of rent control as does Berkeley, Hayward, etc...

Cash for keys is becoming standard operating practice akin to legal extortion fully supported by government.

Eddie's comment about Brown's veto of gun theft being a felony is because the State is decriminalizing across the board unless it come to sex cases.

The goal is to reduce California's prison population... in San Francisco, every 20 minutes around the clock 365 days a year a car is broken into... smash and grab... often tourist but locals too... the citation is about the same as jaywalking since the threshold was raised.

The population of street people is growing in areas outside the city... almost every day I need to wash down the doorways in San Leandro to get rid of the urine and feces... local police know all the street people but look the other way and suggest private 24 hour security.

So, you don't actually " own " your property in the sense it's mine, I'll do what I want. You merely manage it for the city, and get to do the upkeep, and pay the taxes on it... One of our many lost liberties.
