My father and I did all the electric, Hvac, doors, hardwood flooring throughout the house and Windows. I contracted everything else out, I have 2x6 walls which I spent a good amount of $ on foam insulation 3 inch in the walls 1 inch in the ceiling with 18inches or so of cellulose on top. To anyone building a house I recommend the foam.

Building your own home is pretty ambitious. 31 years ago, I built our 4-bdrm, 2 bath home for under $25k. With 4 kids, funds were tight, so everything was ultra basic. I drove every nail, wiring, plumbing, tin roof, vinyl siding, etc. I only paid $50 out in labor because a local plumber was short on work,so he set both water closets for me - probably an hour's work. We were able to pay it off in 13 years. My wife and I still live here and upgrading almost everything over the last 7 years has been close to $60K, but still didn't require borrowing any money. I wish you all the luck in the world. I am retired now, & I am only going to leave my house in a hearse. There's something special about knowing you did "this!"

Nice job on the house, I've thought about foam insulation too, what kind of energy efficiency are you seeing?

When I was planning my new house in 2005, I looked at stick built options. No way I could get the cost down to the range you're considering.

So I went with an 1800 sf manufactured home on a permanent foundation. Cost: $78 per sf.

Thanks I'd never want to build again lol jk I would to save the money. Well I have high ceilings as well so during the winter with the heat around thermo set 74-75 (my new born baby) light bill is around $160-170, summer time is a different story since those high ceilings come in handy thermo set 69-70 light bill 130-140. I don't really have to kick on my air until mid summer when it gets around 80's on up. To add my foam insulation was $3,300 for the 3 inches in the walls, ceiling was $3,900.

I'm currently building my own house right now and Just materials to get it livable and not finished, I'm at $58.75/sf. that is for 1960 SF, and does not include the garage. I don't have all the finish materials in or good quotes for windows and doors yet. I already installed my own septic system from scratch for $6300 and got a compliment from the sewage officer on what a nice job I did. I did not have to put in a sand mound. I did the perc test, layout and design, and installation with my FIL's help. Nothing subbed out. I still have a couple permits to get but I'm expecting my cost to go up from here. I would plan for $100/sf and have a decent amount in savings.
