Decent 84-96" rotory cutter

How much clearance can you get under the deck? I have a stream with a hardened crossing that divides my property. Being able to clear that creek has been my main concern with a towable cutter opposed to a 3pt.

I had that problem with a Deere HX10. It just wouldn’t raise high enough for this hill I had to mow.

I’m not a big fan of pull behind cutter mainly because it’s a pain to reverse with them on.

I think that unless I had 50 acres of grass to mow in a straight line I prefer the 3 point.

The pull type mows much better and more evenly, is easier to hook up, and rides much better. It's also better on slopes, is good for backing under trees, and is less apt to swing into things. Only advantage to a 3pt is crossing ditches.

Not sure I agree. If you get into something unexpected, you just lift up cutter and move on. A tow behind has to power through either forward or backwards.

Inode,
I bought a 84 inch Kodiak heavy duty at an auction this spring to mow at our deer lease because my 5 footer took too long. Two months later the owner of our lease died and we lost it. I believe it has a 100 hp gearbox from Kodiak's website. It's no showpiece, but with a little paint it could be nice. The original owner indicated that he used it for mowing fields and pasture to me at the sale. I've never used it as I was going to convert it to Cat 1, but once we lost the lease there was no reason to.

I paid $900 for it and just want my money back. I'm located in Central PA if you or anyone else is interested.

Used is the way to go if you are patient. Most of the used ones around here are worn out or of age where parts could be an issue. I scored a nice Brown 472 several years ago but had to travel 165 miles one way to get it. It was in a somewhat remote location and IMHO was the reason it was available on Craigslist. Tractor House, Craigslist, Facebook Marketplace, are all good sources.

When I traded tractors and was looking for a 10 footer a neighbor local farmer had a nice Bush Hog he had taken in on trade. I was ready to pull the trigger on it but after some research and valuable advise from RickB, I learned that the cross shaft shock bushings on those can be problematic. I took the covers off both sides and discovered that the left side had a bolt driven through the bushing. Those new cross shafts are very expensive. I know this local farmer and he's an honest guy. He had took the unit in on a trade and run it a little but didn't take those covers off. I didn't make an offer on it. I opted out for a new Titan 10 footer.

I would look for anything used if you have time for anything in a Woods, Rhino, Bush Hog, etc...even a new Titan if you have a dealer close by. A good unit will be pricey but you get what you pay for. Good luck and keep us posted.

I ended up going with a Titan 1606 with chains. I wanted something larger but was also torn with being able to get in tight areas. Also, with the property being newly purchased and me not knowing the land well, I'm going into this with the notion that I'll possibly tear the cutter up on rocks and stumps. I hope not but a $2800 Titan is a lot less expensive to replace than a 10' Brown/Woods/Rhino/Bush Hog.

Also, I looked at the used market but did not find anything that was a deal. They wanted almost as much as new.

I just looked at the specs and the Titan 1606 is impressive. I've had no issues thus far with my 1810. IMHO they are an excellent value. Keep us updated.
