12/31 is settlement day. Our farmer comes over and pays land rent for the coming year-long in arrears. He also stores equipment in our barn. We have tried to refuse payment, but he cuts us a check for that, too.

Maybe off topic, but things like this make me wonder who is right? I was never raised on debt. Never had a loan and don't owe money. Buy clothes at the thrift store and don't own jewelry or a watch. If I get some unexpected money, it goes to pay monthly bills and into the bank. I don't BLOW it! But the flashy people, that owe lots, have it all. And whatever assets they have, are in the wife's name. Makes me feel quite stupid at times!

I must have a good renter, I get paid late winter/early spring for the whole year. Nice not having to chase down the money.

We used to rent land on shares. In a poor year you both lost and a good year you both won. This was also 40 years ago so time have changed considerable.

A good friend of mine asks for half up front and the balance in the fall. This works well since half covers the tax bill which around here is due in July.

My mom had two farms, one rented to a sharecropper and the other on a cash rent basis. Sharecropping was always a headache, because she got paid when the crop was sold, often 3 years after it was harvested, and I never trusted the guy's bookkeeping, and he let the crops be attached by the bankruptcy court when he went broke and it took forever and some attorney time to get paid. The cash renter always paid on time, even when he went bankrupt. The bankruptcy court sent Mom a check.

The sharecropper was just stupid, but the cash renter was a dairy that just got caught in the DC two-step. One day he told me that 20 years of equity had been wiped out in 9 months of high feed costs and low milk prices. The dairy farmer raised corn on corn on corn for silage, and left the land in poor shape. When my dad was farming there was so much humus in the soil he could plow and plant with no other effort. After years of corn, the soil was like concrete.

We have no trouble. We either get a check in the mail, or a visit, early in December every year.

We do a bit of spelling for racehorses and trainers are notorious for not paying so it's up front or the gate stays locked.
Had a rental property and never got paid on time, won't do that again, we have some property in the snow that we lease to a consortium, the owner tries to negotiate every year over a couple of bottles of good red wine, my capacity for fine red far exceeds his and we don't budge despite his pleas of poverty and a new Porsche parked outside the venue (his not mine).
He always calls a couple of days later and tells me that I knoweth not my Father.
So is he calling you an illegitimate or saying you need religion? Just curious, either way he sounds like a moron.

We rent our land to a local dairy farmer that pays us in two installments, half in May the other half in September. It is always on time. If they have a good year we get a bonus in December and we are always invited to their "goals dinner" in January.

They are good people and land here is dear with many farmers trying to rent more land.

Give them a rent invoice that lists rent payed before Jan 1st as 100% of the agreed amount, by Feb 1st 105% of the agreed upon amount, March 1st, 110% of the agreed upon amount. Some people need consequences to motivate them.

Get half in the spring and the other half before the crop is removed and write it in the lease. No lease? Get one or threaten to lease to someone else and they will comply.
