If the agreement matter ever comes up again, I got some good advice as to some terms. I shy away from stuff like that, but why would someone that intends to pay their rent have any issue with terms? I guess the issue may well be, what recourse does one have if you get stiffed? You can't get blood from a stone as they say.

I would love the half now, half later, grass planted upon giving up the property. But I think most operators around here would just look for greener pastures, and there are many agreements with just a handshake. Heck, a friend doesn't even get rent, figuring utilizing the farmers tax number for tax savings is payment enough.
