You and I are a lot alike. My house is a 1996 double wide held together with mold. We bought, just like you, for the land but with the sideways economy there is no chance if us getting a construction loan. So we made a deal to make the house 10 year live able. We put on a new roof ourselves. Not hard but it took two solid weeks. I am surprised you said his steep you roof is. That is not common for a Manu home due to highway restrictions. We then redid rotted floors and walls in a patchwork method, spending only the bare minimum. Just FYI, we cut up the buckled sections of subfloor, cutting along the joists and put in lathes of plywood. We bought the overlapping linoleum from hd and it works great. I just remodeled both of our bathrooms off of craigslist and scratch and dent sales for a total of 1500 spend. Next is carpet. Remnant shopping us what we are going to do.

I applaud you for all of your hard work and creativity!
We came out here for 2 weeks last March when my wife took "spring break" from homeschooling our girls. We had some leftover furniture and dishes from one of our houses we had rented out, so it was kinda like camping. Everyone fell in love with the land, at the end of 2 weeks with no TV, no internet, no big house, no creature conforts, NOBODY wanted to go bak to the "Big House" in town.
After that we only slept at the "Big House"on a couple saturday nights so we could go to Church, and I slept there a couple times due to job interviews etc. By April we were "officially" in process of moving.
My house has a 40 degree roof because it is PreFab Modular, not a dbl wide, (not a mobile home at all). It is a stick built home, it was just built in a factory for like mail order. Much like Extreme MakeOver homes are.
There is a real 2'nd floor that we will finish into a large "dorm" bedroom for the 3 girls and a family room.
I am skeert of doing the roof myself, but I know how to do it, and I know how to use a safety cable and an old ladder to be safe on the roof, so I bet I will end up doing it myself, just like you...
We have remnants of pad and carpet on the floor in the basement, and we wil be looking for remnants for thne 2 bedrooms on the main floor also.

I meant to bulldoze this place, but it would not appraise out at the value of the construction loan back in July/Aug 2010, so the bank would approve me, but not the property/house. So I had to buy, but I could not remodel.
Here I am today.

I am GLAD to get another report that the HD Lino planks will work well.That is huge relief...
