When my shop was built the concrete guy had a template for a keyway for the overhead doors to fit into, about 1/2" deep. The door and tracks go into it. It keeps the water out even in a blowing storm. I don't even notice it driving into the shop.

Put a gutter on it.

You don't want the rock dust splatter on the garage doors.
You don't want the splatter on the garage floor when working with the doors open.
You don't want the drip on a clean car going in or out.

Is the garage above the surrounding area?
Does the drive slope away or towards the garage?

To avoid most of this I have the roof designed with a 3 ft overhang above the garage doors.
The driveway will slope towards the garage doors. I have it built up and I wanted to know how high I should go. I know I will want to slope it away at least 3 ft maybe 4 ft to get beyond the overhang.

Also make sure your concrete floor slopes down from where the overhead door seal contacts it. Helps prevent the seal freezing to the floor and blown rain runs away, not under the door. I assumed all flat work guys knew this, but it turned out they didn't and I wasn't there to catch it. :mad:

X2 on the slope. Also top of apron should be about 3/4" below top of garage floor. This will help keep wind from blowing rain in under the door, and if frost starts moving stuff around apron won't end up getting higher than floor height.

The driveway will slope towards the garage doors.

If no eavestrough then use Bilko's idea and put a trench directly on the drip line and a grate over it.

I've seen the store-bought ones about 4" wide get over loaded.

One place I was at had a long drive down to the garages, about 3' out a homemade concrete trench and grates about a foot wide and 8" deep. Worked fine. Had sections that could be lifted out to clean if needed.

Industrial stair tread made with expanded metal and the non skid notches would work for you perhaps. They support a lot of weight.

I can't believe anyone would build that let alone design that. The vehicle in the picture is somewhat of a lifted vehicle being it's a Tahoe or something similar. I couldn't see any car getting into that garage as it would bottom out every time. Unless the driveway was heated, they will have a **** of a time getting up that in the winter.

One of my wife's cousins has a condo garage/driveway that is not as bad as that, but close. Of the units available, that condo was the one he wanted, so he lives with it. The freaky part about driving up it is, you can't see anything but the top of the door opening.

I agree about the ground clearance thing, his is just doable for a normal sedan.

That is just stupid, why didn't they simply build the garage in the basement. Add a large family room upstairs, something.

I wouldn't trust anything in any of the houses built by that developer or contractor. Poor judgement and total disregard for the future homeowner.

That is an accident waiting to happen in so many ways.
A hazard to everyone in the area.
Funny thing is evidently the houses sold.
