... and I could not make up my mind as to what Epoxy I wanted to go with.

Stay away from the Rustoleum kits sold in the big box stores. They get bad reviews. Including fromm a friend who used it.

I used Benjamin Moore industrial epoxy on mine. It's bullet proof and expensive. But I like it.

There are mid-priced epoxies in betweeen these two extremes that perform satisfactorily.

I put my house up for sale and wanted to clean up the garage floor. I used an epoxy from Home Depot just to get it done but I used all the tips I had read about prepping the floor it looked good and sealed it well. No pealing or flaking it has been down now for four months and it helped I think sell my house. There was several days of prep though and a long curing period as the outside temps were low. Good luck.

I am just not looking forward to removing everything and prepping the floor, I should have done it before I moved stuf in like I had planned but I just didn't have the time.

The next best time to do it is now before you get even more stuff in there.

I know, I have a clear sealer on the floor now and it does not look to bad. I always have projects going on, I need to sit back and start to relax a bit.

A couple of issues:

1) It's not mine.

2) Far to few pictures with your boys (Rotts) in them.

3) Because it's so dry here, I'd add a water catchment system. It's a local thing.

PS: My sis has the only Rott that is titled in 2 countries (USA & Canada) in herding. Family has raised and shown them for over 35 years. If you've never watched a Rott herding ducks or sheep, you are missing something. Don't tell them they aren't lap dogs. <smile>

I especially appreciate the photo details along your journey.

Thanks everyone, I still have more to do, Just taking a bit of a break to get some other projects done.

My Docked Rottie is a Male,

My Female the tailed one is a Winning show dog both here in the states and also in Canada. Rotts are pretty decent herders, I use both of mine here at my place.
