Since I was born I have never seen an overall decrease in food costs.
Land costs where I am fluctuate quit a bit.
I see a housing bust in 3-5 years when the variable loans switch from interest only to either balloon or interest+principle.

I have not had a raise in 2 years, small bonus.

One note pointed out above. Unemployment only counts people with claims and getting paid.

Does not count those who fell off the list or ones who took lower paying jobs to get by.

We have lots of development and buying from foreign investors looking to park their money in other countries.

While my town does not have much building going on, the next town over is putting in more apartments and houses. The area is a mix of houses from 1700's and 1800's and then when you get outside that area, almost all new from last 20 years.

You'll find that a lot of young people don't want a house and the associated responsibilities of owning, like upkeep inside and out. They like to move around a lot, so renting works well for them.

Home ownership is not on the radar for one of our kids. Plans to change careers often as they step up the ladder. Wants to remain free of boat anchor house as a single person. Has a good plan in place. 29 years old. Master's degree. Car. Rents a townhouse. Cat. No debt except a couple thousand left on the car (we loaned them the money), and a couple thousand left on student loan. Savings is growing faster than ours. Does not want a house.
I still manage a fair amount of local residential property and it seems not to vary all that much...

San Francisco would draw young something's from all over the world but in time most get their fill...

By that I mean renting a couch or room just to be in SF without a car gets old.

Last month lost another tenant I first met when she was 21 and now at 31 has left CA along with her husband saying she is so done with SF and partying...

They put in an offer with family to buy a home in New Jersey...

This has repeated every year as those from elsewhere leave with maturity...

As far as young homebuyers.... I know those too... twenty something couples where she is an RN and he might work for Google, Genentech or Law Enforcement...

Yes, these 20 something's are often the first in family to have college degrees and they are buying at today's prices...

That is just most recent... house is take over payments but I hope they checked NJ property tax!

While here they were always on the go... never missed Burning Man, etc...

Funny thing is they never wanted to be tied to a house until they did.

So they would rather see you starve or lose your job, your wife, your family or whatever, just so they don't have to tolerate an obnoxious man (he is) being mean to them and/or sending mean tweets to their pals.

"Just go buy an electric car!" Know who said that? Bootyjudge, the new transportation secretary who took a LOT of time off during the Covid debacle, while our transportation system was in tatters, to spend time with his husband and newly adopted twins...

That's our transportation secretary telling people barely getting by to go buy an electric car for -- What? Minimum $31k (and it's junk, trust me) up to a $55k average for a decent one.

This is not political (although it is the Usual Suspects [as usual]), it's about Elites who just simply don't care about you.

At all. Not even a little bit.

They pretend to. Especially during elections but the truth is -- You're just Lumpen-Proletariat (or worse) to them.

We got a few guys off snowboardding in Tahoe that can afford $20/g fuel and $30 blooddys, but thats the exception round these parts.
Thank God every man gets only one vote (well, most of the time) and we outnumber the elites. The fools? Cant do much about them…..

I cannot understand for the life of me why people want higher taxes, higher cost of living, increased crime and less freedom. Those are the fools I refer to. The Shannon Sharpe and millionaire+ group, yeah they have a different reason, kind of like a big middle finger pointed at people like us. $20 fuel means nothing to them, not to mention $5 fuel
