I said sometime ago on this board that if I can't step out on my deck in the a.m. in my underwear with my coffee and pee off the deck without bothering anyone --- then I'm not far enough out. In reality - we owned 8 & 10 acre parcels and knew we wanted more than that .... 20 is currently the max amount to get the old age tax breaks on ... so that's what we went with. Wife's parents have 130+ and the taxes on it each year just kill em .... didn't want to be in that situation in 15 - 20 years.

Whoever says they won't change the rules on you? Where I live the first 4 or 5 acres (can't remember which) is now considerd "homestead" and taxed as residential property, the rest is agricultural. Raised the taxes waaaaay up!

Yes, you have said it all. Live as god intended :D . Nothing like "steam" rising from a nice temperature differential between a warm liquid and the cool morning air.

How much are the taxes? My home is about $1400 a year. My property seperate from the home is about $23 a year with ag zoning.

Funny. In our old neighborhood, I saw several of our neighbors in their underwear, too. Only it was when I looked out our window and they were looking in! :eek:

....true enough :mad: .... but all I can do is plan with the info I have today .....I can't make plans on what "might" happen in the future ..."we plan - God laughs" but in the meantime -- ain't we got fun? :)

Well if the property is square or rectangular its pretty easy, but thats seldom the case :rolleyes:

We originally wanted more than 10 acres but after mowing our property the last few years I think we have more than enough :) The neighbor behind me owns 52 acres and is never there and thats all wooded so the way I look at it, is I do the mowin out front and he pays the taxes for our privacy out back :)

The criteria we used was "have to own the view". On our 20.8 we own as far as the eye can see. Lots of trees at the property lines. Also fortunately we have unbuildable land on two sides of us. Third side is unlikely to be sold in our timeframe of concern. 4th side is the road and unbuildable across the road. (Unbuildable = DNR designated wetlands).
