I was always under the impression that if a tree fell on my car on my property or my house burned while my car was in the garage (as if there's room for cars when there are four tractors and implements in there), that homeowner's covered that. But, this was always an ASSUMPTION. And we know those are no good. :rolleyes:

A lot of people think that. I used to adjust house fires for a living, and I've done that claim many, many times, for a lot of different companies. All I can say is keep that Comp coverage up to date on your autos.....

Your tractor is not subject to registration, and the policy also states elsewhere that homeowners coverage is extended to vehicles used to service the property. That's why the tractor is covered by homeowners and the cars are not.
This is the same info I got from Liberty Mutual in NH. It was further stated that if I register my tractor, to drive across the highway bridge over the brook that divides my property, the insurance is voided. My finance co. (Agricredit Acceptance LLC) insurance just ended as I posted the last payment and is not extendable. Liberty Mutual will not write insurance for a registered tractor. MikeD74T

I got insurance thru kubota for bx24 with 60"deck. It ran 153/yr.. Seems a little pricey. I think it covers me on other property than my own but have yet to get policy in my hands so who the heck knows.

Yea I should have required a copy of coverage before signing, but my dealer not real customer focused and would have taken him quite a while ot get that together.

My state Farm agent who runs my homeowners quoted me $172/yr to include fire, theft, "upset" or collision. Is that crazy?

Even if that's higher relative to what others are paying (get quotes elsewhere), it's still really cheap in an absolute sense!

Just called my agent (Allstate) he tells me that my homeowners won't cover the tractor. He's going to quote me a rider to cover loss of the tractor etc.

My umbrella liability will cover any liability claims from the use of the tractor.

I'm wait to hear from him on the rider. I'll let you know what he tells me.

OK. I was wrong (or my agent was wrong). The tractor is covered under homeowners. Any non-registered vehicle used mainly on the property for non-commercial purposes is covered.

I have an umbrella liability policy that covers liabilty on the tractor above what the homeowners covers.

So, basically, I'm good to go.

I was told that by my agent initially as well. Bu when I read the fine print in the financing agreement I found that collision and upset were not covered and are required for Kubota financing.
