Using this guys twisted logic I'm surprised he didn't complain about the gas line from his trailer being connected to his gas meter.

You never answered my question about whether you were stealing his electricity or not. You tried to side-step it by asking if it entitled him to live rent-free. Certainly, if my landlord were using the electricity I was paying for, and didn't do anything to correct the situation, I'd probably stop paying the rent just to get his attention!

You mentioned he was renting a trailer space. Even if there is only one space, that implies a trailer park.

The pump connected to his meter was supplying the water to his trailer. How is that stealing and what was stolen?

3*First off he was getting the use not me.
*I'm sure that would get the landlords attention just as it got mine; it also resulted in the unpleasantness for the tenant of getting sued twice and making 2 court appearances. In the first case the judge ordered him to vacate the premises. The second time the judge ordered he pay me the back rent. When I threatened to file a lien on his 2 cars and his mobile home I got the money he owed me within a couple of days. Guess that made him come to his senses and he decided he would rather pay me than forfeit the cars and mobile home.
Some people are a bit harder to convince than others .LOL.
I wouldn't advise one to take it upon themselves to withhold rent as a means to get the land lords attention as it may get you the kind of attention you don't want.
4*Don't know what comprises a trailer park in your county. Here it's 3 or more spaces.
less than 3 it's just a private residence; so no we aren't discussing a trailer park situation.

Well:

I read the horror stories and the positives too.

I agree, go for it, but with reservations.

I too own rental property and have had some grief, but the equity/investmet value far outweighs the pitfalls.

I'd suggest consulting a good attorney and draw up a rental/lease agreement. Mine is airtight. Always require an application, do a background check as well as a credit check as well as a security deposit.

You can, if you desire, actually go through a real estate broker and allow the broker to handle the rental for you, for a fee of course.

My rental (s) are all worth over 200K each so I attract the executive type of client. That removes most of the lowlife renters from my criteria as my rents are all high.

I have never gotten into a commercial venture directly, though my wife and own part of a shopping mall in Cleveland through a consortium with our accountant.

Where does the water come from for a rural area without a public water system?
Does it make any difference if the property is?
A house on the land
A trailer on the land
Just the land without any dwelling on it.
Private property or rental property
Does it make any difference if the person occupying the place is the owner or just a tenant?

The thing that everybody missed about this whole deal is Ya don't do water in the country the same way ya do it in the city.
It really surprised me that this a rural and country type board and nobody caught this.

I don't want to enter the fray, but it's the same in the country as the city with the exception that the tennant pays the electric bill and that bill covers the well pump while the city dweller either pays the water/sewage bill or it's incorporated into the rent payment.

One note here....One of the best ways to loose a rental property in the city is relying on the tennant to pay the water/sewage bill. Most cities will start forecloseure on property for delinquent water/sewage bills.

My property(s) are in the country so my tennant(s) pay their own electricity as well as their propane bills. The propane tank is full when they move in and I make them sign an addendum on the lease agreement to that effect. Upon vacating the premises, the tank must be refilled. If not, the refill comes dircectly from the security deposit which, by the way, is adjusted to cover the current market rate of LPG.

I noticed one post about problems with insurance. I insure my property(s) for replacement value of the structure. I request that the tennant(s) get their own renters insurance and provide me with either a decleration sheet or a copy of the policy with the effective date and termination date.
