Wow, sorry to hear about the deal falling apart.

When we were looking for property I ran a "Looking for Property" ad on Craigslist, describing location & acerage were wanted, got several responses, didn’t lead to a direct purchase, but opened up a couple new avenues to find sellers.

Deal fell apart today.

The short version is, once it all went on paper, everything changed. Price, terms, etc. Just goes to show, don't believe it until it's on paper, verbal means nothing.

Oh well, there will be other opportunities.

Sorry to hear about the turn of events. But you're correct, other opportunities will present themselves. Things work out for a reason even if you don't understand the turn of events at the time.

WV is a different world

To some extent, yes, but no different than rural areas of NC or upstate NY (or heck, an VERY rural areas of any "community" in the U.S).

You have a lot of options for "good deals" in W.V compared to the majority of locations in the U.S.

Smart move on your part. In a case wherer they start changing their mind, its usually best just to walk away. The odds are, you will say in the future how glad you are you walked away. Like Eddie says, if they really want to get rid of the place, they may come back, then you have the choice of still trying to get the place or not.

I'm so sorry you deal fell through, but the best thing to do is to learn from it and move on. We all know how excited you were and the extreme measures you were willing to take to make it work for your job. The next place will bring excitement too and maybe success. Thanks for posting and letting us share in your joys, anxiety, and now, disappointment. We were all pulling for you and now we also have to move with you. That's what TBN buddies do.:)

I would be lying if I said I wasn't disappointed.

My wife and I have a philosophy about things like this. If we have to "work" too hard, it isn't meant to be. Don't mistake this to say that things have to be easy, but if we have to "force" them, we pass on it.

Something else will come along and will work for us, for whatever reason, this was not the one for us.

So I am wondering what made it fall apart? You mentioned that financing was becoming a problem because of an unconventional structure yet you though you had things worked out with the owner. Did he back out of owner financing or did owner financing interest rates become the issue?

Price increased by about 40% from what we verbally discussed.
Amount he wanted down just about doubled.

He decided that he didn't want to deal with moving his things out and instead wanted us to buy them from him, and not as part of the deal, more $$ on top of it.

He wanted to retain the right of first refusal to purchase it back if we decided to sell, AT THE SAME PRICE we paid him for it. Basically, if it increased in value and we decided to sell, we would have to offer to sell to him for no profit. He did not want a time limit on this option.

He wanted to retain hunting rights indefinitely. Along with the ability to build hunting related structures. He would not clarify this, it could mean a stand, it could mean a cabin.

He retained mineral rights (which is ok), but refused to put any provisions regarding his exercising them and how close to the house.

Basically, he wanted us to pay him and pay the property taxes but allow him to retain use of the land otherwise.

I get that since it was not traditional financing, that it could have some odd things in it, but he was over the top and unwilling to discuss.

My theory is he doesn't care if he sells or not, so he is just trying to make it as much in his favor as he can.

Something better will come along, with his stipulations it couldn't get much worse.
